Item No. 5
5-81-6
P/C 4-16-81
Page 2
REFERRALS AND REPLIES
- LAFCO
- Continental Telephone Company
- Pacific Gas & Electric Company -- The Pacific Gas and Electric Company is
requesting that 10-foot public utility easements be dedicated on all lot '
frontages.
The Company has an existing electric distribution pole line crossing a
portion of the proposed subdivision as shown on the attached map. Any
relocation or undergrounding of these facilities will be at the developer' s
expense.
- Caltrans -- "1. A left-turn pocket will be required. 2. Access will be
limited to Ideal Parkway. 3. There appears to be a roadway easement along
the east side of the property. If so, none of the lots should have access
to it. It would be better to abandon it between Route 120 and the north
end of Ideal Parkway where it meets the east property line. Access could
then be via Ideal Parkway to that point, then the easement could continue
north. "
- Manteca School District
- Manteca-Lathrop Fire District -- "Being that the proposed Industrial
Subdivision is located outside Municipal or District water Supplies, it is
most important that fixed water for Fire Protection be required.
Should the application be approved by planning, I would request plans
furnished SJ Bldg. also be furnished the Manteca-Lathrop Fire District for
study. I would further request conditions be entered that owner supply to
the Fire District for approval, a fire loop system for Fire Protection.
Fire Flow information will be provided by Fire District. "
- South San Joaquin Irrigation District --"As indicated on the tentative map
the SSJID has a 30 foot wide easement which passes through the subdivision.
The pipeline is a 36 inch diameter non-reinforced concrete pipe carrying
water under pressure. In the present agricultural setting the pipe serves
adequately. However, the pipeline is not adequate in the proposed
industrial setting.
The District requests that a condition of approval of the tentative map be
established requiring the Developer and the District to come to an agree-
ment as to modifying the pipeline.
We understand that County standards will require reinforced pipe across
the proposed roadway. "
- City of Manteca
- Fire Warden
- Sheriff
- Delta College
- State Clearinghouse --"State agencies have commented on your negative
declaration (see attached) . If you would like to discuss the concerns and
recommendations in their comments, contact the staff from the agencies
whose names and addresses appear on the comments.
