(in file) <br /> - Linden School District <br /> - Waterloo-Morada Fire District <br /> - Stockton East Irrigation District <br /> - City of Stockton - It is City policy to discourage urban type development <br /> which does not have appropriate utilities and services. <br /> - Delta College <br /> OTHER CONSIDERATIONS <br /> - The General Plan designation for this area changed from Agriculture to <br /> Rural Residential, May 8, 1980. The area was rezoned from GA-10 to <br /> RR-65 on September 18, 1980. <br /> - The proposed subdivision conforms to the zone requirement and General <br /> Plan designations. <br /> - The proposed Landmark Court should be extended to the east to provide an <br /> alternate route of exit from the subdivision. This would also provide <br /> additional access for the properties to the east which have potential for <br /> development. <br /> - The Tentative Map shows the knuckle at the intersection of Lagorio and <br /> Landmark encroaching on the property to the west. <br /> - The Environmental Review Officer has prepared a Negative Declaration for <br /> the project based on an Initial Study of the project. <br /> DEVELOPMENT COMMITTEE ACTION <br /> - On January 28, 1981, the Development Committee reviewed the proposal as <br /> to its conformance with the statutes of the State and the ordinances of <br /> the County. <br /> - The Local Health District noted that percolation tests will be required <br /> on parcels 1, 3, 4, and 5. <br /> - Action of the Committee was to forward the project to the Planning <br /> Commission with a recommendation to approve the map subject to the <br /> following and to rectify the Negative Declaration : <br /> 1. All improvements shall be in conformance with the Improvement <br /> Standards and Specifications of the County of San Joaquin. All <br /> improvement plans and specifications must be approved by the <br /> County of San Joaquin Department of Public Works prior to <br /> approval of the Final Map. If improvements referred to herein <br /> are not completed prior to the approval of the Final Map, the <br /> subdivider shall execute an agreement with the County of San <br /> Joaquin insuring the completion of improvements within one (1) <br /> year after filing the Final Map. <br />
