Public utility easements shall be as required by Pacific Gas <br /> and Electric Company, Pacific Telephone and Telegraph Company, <br /> and all other public utilities. Underground utilities are <br /> required pursuant to Section 9-1730 of Ordinance 2634 ; location <br /> shall be as prescribed in Section 9-1732 of Ordinance 2634. <br /> 3. Storm drainage shall be contained on each lot. Lot grading <br /> and storm drainage improvements shall be part of the improvement <br /> plans. The drainage system shall meet the requirements of the <br /> County and provide adequate drainage for the improvements. The <br /> acceptance or approval by the County of the drainage system <br /> does not relieve the developer of the responsibility of pro- <br /> viding an adequate drainage system. <br /> 4. Sewage disposal system or methods shall conform to the require- <br /> ments of the San Joaquin Local Health District and Ordinance <br /> #549. Percolation test required on Parcels 1, 3, 4, and 5. <br /> 5. The minimum net lot area shall be 65,000 square feet. <br /> 6. In lieu of conveyance of park land to the County, as prescribed <br /> in Section 9-1450 of Ordinance 2634, as amended, the developer <br /> shall contribute fees of equivalent value as defined in said <br /> section. <br /> 7. Full street improvements in compliance with Section 1612 of <br /> Ordinance 2634 and Ordinance 672 shall be provided within the <br /> subdivision. Lagorio Road shall be fully improved on the east <br /> in compliance with County Standards. <br /> 8. Water system or methods shall conform to the requirements of <br /> the Local Health District, the Department of Public Works and <br /> San Joaquin County Ordinance 1862. <br /> 9. A Preliminary Soil Report, as prescribed in Section 9-1507 of <br /> Ordinance 2634, as amended, shall be required. <br /> 10. This map is approved for 18 months. <br /> 11. Landmark Court shall be stubbed to the east to provide for future <br /> development of the area. <br /> RECOMMENDATION AND FINDINGS <br /> Ratify the Negative Declaration. <br /> Recommend to the Board of Supervisors that the project be approved <br /> subject to conditions as recommended by the Development Committee, with <br /> the finding that the proposal conforms to the General Plan. <br />
