I
sewer, and drainage facilities within urban communities.
Environmental Issues
Although no Initial Study has been done at the pre -application stage, the following potentially
significant environmental issues have been identified:
• Loss of 194 acres of prime farmland.
• Potential project -related and cumulative impacts to air quality (San Joaquin Valley
Air Basin is currently a non -attainment area for the Federal and State ozone
standards and for the State PM10 standards).
• Potential impacts to the San Joaquin kit fox burrowing owl and Swainson's hawk as
a result of the elimination of habitat and forage habitat.
• Potential impacts to cultural resources.
• Potential impacts to ground and surface water quantity and quality. The site's
drainage may also be substantially altered.
• The project will place increased demand on public services.
• Impacts to area and regional circulation systems.
• Provision of public utilities from the City of Tracy will be growth inducing.
Note: The pre -application conference is designed to inform prospective applicants of General
Plan consistency, zoning consistency, public improvement requirements, preliminary design
constraints and opportunities, and major environmental and safety issues. This information is
provided in the hope of assisting the applicant in submitting a better and more complete
application, as well as minimizing processing time. It is not intended to be an in-depth analysis,
and an environmental assessment is not completed. The applicant should be aware that a
detailed review will not be done until the full application is submitted. Also, if new or additional
information is obtained, a revised application or Environmental Impact Report may be required.
KS:vb
c: Christy Concrete Products
