COMMENTS ON DEVELOPMENTS <br />ME -93-4 <br />2. New description must reflect correct distance with qualifiers <br />to avoid overlap or gap. <br />3. The Traffic Impact Mitigation Fee will be required when <br />parcels are developed. The fee is due and payable at the <br />time of building permit application. (The fee currently is <br />$2,364.00 per single family dwelling unit in the Escalon area. <br />The fee shall be automatically adjusted July 1 of each year by <br />the Engineering Construction Cost Index as published by the <br />Engineering News Record.) <br />(Resolution R-90-304, R-91-1025) <br />4. Dedication to result in a 25 -foot wide right-of-way from the <br />centerline of Henry Road to the property line and a 30 -foot <br />wide right-of-way from the centerline of Lone Tree Road with a <br />20' X 20' corner cut-off (snipe) at the intersection of Henry <br />Road & Lone Tree Road shall be required across the frontage of <br />Lots 1 thru 6 and 24 of Escalon Ranch Colony. <br />(Development Title Section 9-860.4) <br />5. The frontage improvements for Henry Road shall be constructed <br />in conformance with the standards for one-half of a 50 -foot <br />right-of-way rural road. The frontage improvements for Lone <br />Tree Road shall be constructed in conformance with the <br />standards for one-half of a 60 -foot right-of-way rural <br />collector road. The construction of the frontage improvements <br />will be deferred, upon execution by the owner of a Deferred <br />Frontage and Roadway Improvement Agreement or a Secured <br />Deferred Frontage and Roadway Improvement Agreement with a <br />deposit equivalent to their estimated construction costs prior <br />to approval of the Record of Survey or the Legal Description. <br />(A $260.00 fee currently is required for processing per <br />Development Title Table 9-240.2 in addition to a copy of the <br />Grant Deed, recording fee, legal descriptions of the new <br />Parcels and an estimate. The estimate and legal descriptions <br />shall be prepared by a Registered Civil Engineer with a typical <br />section drawing on a form to be supplied by the Public Works <br />Department and submitted to the Public Works Department for <br />approval. As an option the Department of Public Works will <br />prepare the drawing with estimate for an additional fee of <br />$115.00.) (Development Title Section 9-1100.3) <br />6.
