S-85-3 <br />COUNTRY CLUB INVESTMENT, LTD. <br />1. Stockton Fire Department: <br />a. Provide two (2) onsite fire hydrants capable of 1500 gpm @ <br />20 psi. <br />b. Provide a ninety -foot (901) diameter turn -around at the <br />south end of the cul-de-sac. <br />c. The entrance security gate off Country Club Boulevard must <br />have a "knox box" override switch for fire -medic emergency <br />response. <br />2. Pacific Gas & Electric: <br />Dedicate a 10 -foot wide public utility easement along all lot <br />frontages on Edgewater Court within the subdivision. <br />3. Planning Division: <br />The proposed 13 -unit residential subdivision must have an <br />agreement with the City of Stockton for the provision of <br />public water and sewerage facilities prior to filing the Final <br />Map. <br />4. Department of Public Works: <br />a. Improvement plans and specifications showing offsite and <br />onsite road improvements, grading, drainage, and sanitary <br />sewer and water systems shall be submitted to the <br />Department of Public Works for approval. <br />If improvements referred to herein are not completed prior <br />to the approval of the Final Map, the subdivider shall exe- <br />cute an agreement with the County of San Joaquin insuring <br />the completion of improvements within one (1) year after <br />filing the Final Map. <br />The subdivider should agree to and shall pay users fees for <br />the utility services from the time the improvements are <br />accepted by the County to the end of the fiscal year, or up <br />to a one (1) year period, as the case may be. <br />
