Country Club Boulevard shall be fully improved on the sub- divided side in compliance with the City of Stockton stan- dards for a 70 -foot right-of-way road. Edgewater Court shall be fully improved to County standard for a 50 -foot right-of-way road. Curbs, gutters, and sidewalks shall be provided for both Edgewater Court and Country Club Boulevard. c. A secondary emergency access road shall be provided to the subdivision. d. Public water supply, sanitary sewer, and storm drainage systems shall be provided. Agreements with applicable agencies to provide services for water, sanitary sewer, and storm drainage shall be obtained prior to the approval of filing the Final Map. (1) The storm drainage system shall conform to County stan- dards, and the sanitary sewer system shall conform to City of Stockton standards. (2) The water system shall conform to the requirements of the Local Health District and the County Department of Public Works. An adequate water supply for fire pro- tection with fire hydrants and connection shall be installed in conformance with the requirements of the County Fire Warden and the Country Club Fire District. e. Street lighting shall be provided, and the subdivision area shall annex to the West Stockton Lighting District for maintenance of systems. f. A physical barrier shall be constructed on the east property boundary to differentiate from the Amblers Club private access road. g. Form a County Service Area, or provide an alternative mechanism acceptable to the Department of Public Works, for the purposes of operating and maintaining the public im- provements within the public right-of-way for storm drainage, sanitary sewer and domestic water. If an alter- native mechanism is proposed, it shall be in written form. It will also be subject to review and written approval by the Department of Public Works. 5.
