2.1 Zoning
The San Joaquin County Community Development Department web site states
that the Site is zoned R -R, Rural Residential. The San Joaquin County
Community Development Department states that this zoning designation "is
intended to provide for large lot rural homesites within or adjacent to existing
Rural Communities. Lots will generally have sufficient area to allow for individual
water supply, sewage disposal, and storm water drainage, but not to support
significant commercial agriculture."
2.2 Proposed Development
A minor subdivision is proposed to divide the Site into two, two -acre parcels
(Plate 3). According to Mr. Marsili, the northern (vacant) parcel will be sold, and
the southern parcel will continue to be used as it is now (personal
communication, September 16, 2021).
2.3 Topography_
A recent U.S. Geological Survey 7.5 -minute topographic map was obtained from
the San Joaquin County District Viewer. In the map, the Site is depicted as flat
land located at approximately 55 feet above mean sea level. This map is
included as Plate 4.
3.0 HISTORICAL RESEARCH
3.1 Aerial Photographs
Live Oak reviewed aerial photographs of the Site provided by the San Joaquin
County Surveyor's Office in Stockton, California. The available photographs
were dated 1940, 1952, 1963, and 1975. Additional photographs dated 1993,
2003, 2013, and 2021 were obtained from the San Joaquin County District
Viewer.
In the 1940 photo, the Site appears to be vacant land. The surrounding
properties are vacant land or rural residences. A long agricultural building which
may indicate a small dairy can be seen approximately 600 feet to the northwest.
In the 1952 photo, additional residential development can be seen on nearby
streets. No other significant changes are apparent.
In the 1963 photo, three buildings can be seen on the southern parcel of the Site.
No other significant changes are apparent.
In the 1975 photo, no significant changes are apparent.
LOGE 2149 2
