FINDINGS FOR SITE APPROVAL <br /> PA -2100275 <br /> 1 . The proposed use is consistent with the goals , policies , standards , and maps of the General Plan , any <br /> applicable Master Plan , Specific Plan , and Special Purpose Plan , and any other applicable plan <br /> adopted by the County . <br /> • This finding can be made because the Fuel Sales — Automotive , Fuel Sales — Trucks , <br /> Alternative , Automotive Sales and Services — Washing / Detailing , Retail Sales and Services , <br /> Convenience Store use types may be conditionally permitted in the C - G ( General <br /> Commercial ) zone with an approved Site Approval application . The project site has a <br /> General Plan designation of C/ G ( General Commercial ) , and the C - G zone is an implementing <br /> zone for the C / G designation . There are no Master Plans , Specific Plans , or Special Purpose <br /> Plans in the vicinity . <br /> 2 . Adequate utilities , roadway improvements , sanitation , water supply , drainage , and other necessary <br /> facilities have been provided , and the proposed improvements are properly related to existing and <br /> proposed roadways . <br /> • This finding can be made because adequate utilities , access roads , sanitation , drainage , <br /> and other necessary facilities are proposed and the improvements are properly related to <br /> existing and proposed streets and highways . The project site will be served by an on -site <br /> well and wastewater treatment system which will be installed under permit from the <br /> Environmental Health Department , The Department of Public Works will require the <br /> developer to provide drainage facilities in accordance with San Joaquin County standards . <br /> Any road improvements will be properly related to the site and roadway . <br /> 3 . The site is physically suitable for the type of development and for the intensity of development . <br /> • This finding can be made because the 4 . 10 - acre project site is of adequate size and shape <br /> to accommodate the proposed use , and all yards , building coverage , setbacks , parking <br /> areas and other requirements of the Development Title , as depicted on the Site Plan , <br /> 4 . Issuance of the permit will not be significantly detrimental to the public health , safety , or welfare , or be <br /> injurious to the property or improvements of adjacent properties . <br /> • This finding can be made because the project has been conditioned to meet San Joaquin <br /> County development regulations that protect public health , safety , and welfare and ensure <br /> the project is not injurious to adjacent properties . Additionally , the Initial Study prepared for <br /> this project found no potentially significant environmental impacts that could not be <br /> mitigated to a less than significant impact . To alleviate any impact on surrounding <br /> residential uses , a solid 6 -8 foot wall is required bordering those residential areas . <br /> 5 . The use is compatible with adjoining land uses . <br /> • This finding can be made because the project site is adjacent to other commercial uses on <br /> 2 sides and the proposed uses are compatible with existing on those adjacent parcels . For <br /> adjacent residential uses , a solid 6 - 8 foot wall is required bordering those residential areas <br /> and the proposed project will not interfere with those uses . <br /> PA-2100275 — Findings 1 <br />
