Item No. 5 <br /> D/C 7-28-82 <br /> 5-82-7 <br /> Page 2 <br /> REFERRALS AND REPLIES <br /> - Local Health District -- Conditions: 1) Lots 1 thru 11 must connect to <br /> public sewers when developed. 2) Lots 12, 13 & 14 must connect to public <br /> sewers prior to acceptance of the final subdivision map. 3) Septic tanks <br /> for lot 12, 13 and 14 must be backfilled uider permit and inspection of the <br /> Local Health District prior to acceptance of the final subdivision map. <br /> - Building Inspection Department -- Permits and inspections will be required. <br /> - Public Works -- Thirteenth Street at this location has an existing right of <br /> way width of 50 feet, and a planned right of way width of 50 feet . <br /> The 16 foot wide easement along the west side of proposed subdivision <br /> established on Map of Kennedy Tract in Vol. 10, page 58, Maps and Plats. <br /> Said map does not designate said easement for utility purposes or road <br /> purposes - no dedication either way. <br /> Bieghle Street exists approximately 150 feet north of proposed Thirteenth <br /> Street and 135 feet east of west line of subdivision, so consideration should <br /> be given to extending existing Bieghle Street southerly to Thirteenth Street <br /> with cul-de-sac at west end of Thirteenth Street west of Bieghle. Existing <br /> Bieghle Street from north along west side of subdivision ends at Clover Lane. <br /> - City of Stockton -- Conformity with City of Stockton General Plan: Low- <br /> density residential. <br /> Recommendation: Subdivision conforms to city standards. Thirteenth Street <br /> should be improved to City standards. <br /> - Pacific Telephone & Telegraph Company -- There does not appear to be any <br /> conflict and no relocation of our facilities is proposed. <br /> OTHER CONSIDERATIONS <br /> - Public sewer, water, and storm drainage systems are available to serve the <br /> project (or soon will be) . <br /> - An enforcement action, E-80-59, has been initiated by the Planning Department <br /> to obtain the removal of junk accumulated on the site. <br /> - The Environmental Review Officer has prepared a Negative Declaration based <br /> on an Initial Study of the project . A copy of the Initial Study is available <br /> at the Planning Department. <br /> RECOMMENDATION <br /> - Ratify the Negative Declaration based on the finding that the project will <br /> not have an adverse effect on the environment. <br /> - Forward the project to the Planning Commission with a recommendation for <br /> approval, based on the following findings of fact: <br /> - The project conforms with the General Plan designation of Low Density <br /> Residential. <br /> - Conditions of approval: <br />
