Item No. 5
D/C 7-28-82
5-82-7
Page 2
REFERRALS AND REPLIES
- Local Health District -- Conditions: 1) Lots 1 thru 11 must connect to
public sewers when developed. 2) Lots 12, 13 & 14 must connect to public
sewers prior to acceptance of the final subdivision map. 3) Septic tanks
for lot 12, 13 and 14 must be backfilled uider permit and inspection of the
Local Health District prior to acceptance of the final subdivision map.
- Building Inspection Department -- Permits and inspections will be required.
- Public Works -- Thirteenth Street at this location has an existing right of
way width of 50 feet, and a planned right of way width of 50 feet .
The 16 foot wide easement along the west side of proposed subdivision
established on Map of Kennedy Tract in Vol. 10, page 58, Maps and Plats.
Said map does not designate said easement for utility purposes or road
purposes - no dedication either way.
Bieghle Street exists approximately 150 feet north of proposed Thirteenth
Street and 135 feet east of west line of subdivision, so consideration should
be given to extending existing Bieghle Street southerly to Thirteenth Street
with cul-de-sac at west end of Thirteenth Street west of Bieghle. Existing
Bieghle Street from north along west side of subdivision ends at Clover Lane.
- City of Stockton -- Conformity with City of Stockton General Plan: Low-
density residential.
Recommendation: Subdivision conforms to city standards. Thirteenth Street
should be improved to City standards.
- Pacific Telephone & Telegraph Company -- There does not appear to be any
conflict and no relocation of our facilities is proposed.
OTHER CONSIDERATIONS
- Public sewer, water, and storm drainage systems are available to serve the
project (or soon will be) .
- An enforcement action, E-80-59, has been initiated by the Planning Department
to obtain the removal of junk accumulated on the site.
- The Environmental Review Officer has prepared a Negative Declaration based
on an Initial Study of the project . A copy of the Initial Study is available
at the Planning Department.
RECOMMENDATION
- Ratify the Negative Declaration based on the finding that the project will
not have an adverse effect on the environment.
- Forward the project to the Planning Commission with a recommendation for
approval, based on the following findings of fact:
- The project conforms with the General Plan designation of Low Density
Residential.
- Conditions of approval:
