Item No. 5 <br /> D/C 7-28-82 <br /> 5-82-7 <br /> Page 3 <br /> 1) A. All improvements shall conform with the Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and <br /> specifications must be approved by the San Joaquin County Department <br /> of Public Works prior to approval of the Final Map. <br /> B. If improvements referred to herein are not completed prior to the <br /> approval of the Final Map, the subdivider shall execute an agreement <br /> with the County of San Joaquin insuring the completion of improvements <br /> within one (1) year after filing the Final Map. <br /> C. Full street improvements in compliance with Section 9-1612 of <br /> Ordinance 2634 and with Ordinance 672 shall be provided within the <br /> subdivision. Thirteenth Street shall be fully improved on the <br /> subdivided side in compliance with County standards. Curbs, gutters <br /> and sidewalks shall be provided throughout the subdivision. <br /> D. The subdivider shall agree to and shall pay users fees for the utility <br /> services from the time the improvements are accepted by the County to <br /> the end of the Fiscal year, or up to a one (1) year period, as the case <br /> may be. <br /> 2) Public sewer, water supply and storm water drainage systems shall be <br /> provided throughout the subdivision. <br /> A. A terminal drainage system shall be provided to meet the requirements <br /> of the County and to provide adequate drainage for the improvements <br /> (development) . The acceptance or approval by the County of the <br /> drainage system does not relieve the developer (or his engineer) of the <br /> responsibility of providing an adequate drainage system. <br /> B. A public water system shall be provided conforming to the requirements <br /> of the Local Health District and the Department of Public Works. <br /> The system shall provide adequate water supply and fire hydrants for <br /> fire protection in conformance with Section 9-1831 of Ordinance 2634 <br /> and the requirements of the County Fire warden and the Montezuma <br /> Fire District . <br /> C. The public sewer system shall be constructed in conformance with <br /> the requirements of the Local Health District, the Department of Publi:. <br /> Works and the City of Stockton. <br /> 3) Easements for utilities shall be as required by Pacific Gas & Electric <br /> Company, Pacific Telephone & Telegraph Company, and all other public <br /> utilities. The provisions of Section 9-1730 of Ordinance 2634, as amended, <br /> requiring undergrounding of utilities shall apply. <br /> 4) A. The minimum net lot area shall be 5,000 square feet. <br />
