The surrounding zoning is <br />RA -20 and RA -30. <br />LAND USE <br />- The uses on the property include a walnut orchard, a house, barn <br />and one shed. <br />- The nature of the surrounding area is suburban residential <br />intermixed with small orchards. State Highway Route 99 is <br />immediately to the west. <br />REFERRALS AND REPLIES <br />Waterloo-Morada Fire District <br />Pacific Gas & Electric Compan <br />- Pacific Telephone & Telegraph Company <br />Morada Homeowners Association <br />City of Stockton <br />DESIGN CONSIDERATIONS <br />- Lots range in size from 79,000 sq. ft. to 68,000 sq. ft. <br />- Sewage disposal is to be by individual septic tanks, water supply <br />is to be by private wells. <br />- If possible, terminal drainage to Mosher Slough via the existing <br />pumping plant of the Morada Estates Maintenance District. <br />- The existing RA -20 zoning does not conform to the General Plan <br />designation of "Rural Residential." The property should be rezoned <br />RA -65. <br />
