I`em No. 4 <br /> PC : 4-20-78 <br /> 5-78-11 <br /> Page 2 <br /> REFERRALS AND REPLIES <br /> - Pacific Gas & Electric Company - Recommend that the proposed subdivision <br /> be approved subject to the dedication of 5' P.U.E. ' s on all lots fronting <br /> 60' wide streets and 7' P.U.E. 's on all lots fronting 50' wide streets. <br /> - Lodi Unified School District - We strongly object to any requests for <br /> dividing land into parcels that will be used for residential purposes. <br /> The Lodi Unified School District Governing Board finds by clear and con- <br /> vincing evidence, as set forth in Exhibits "A" , "B" and "C" hereto, that <br /> conditions of overcrowding exist in the attendance areas in the County of <br /> San Joaquin, served by the Davis and Elkhorn Schools. <br /> These conditions and overcrowding will impair the normal functioning of <br /> educational programs and this Governing Board has evaluated all reasonable <br /> methods of mitigating conditions of overcrowding, and finds that no feasible <br /> method of reducing said conditions exist. <br /> - Fire warden - Provide fire hydrants and adequate water supply system. <br /> - City of Stockton - Recommend denial; this leap frog development is not in <br /> accord with the City's proposed General Plan designation for the ale a nor <br /> does the proposed development have full utility services, therefore, we <br /> strongly recommend denial. <br /> - Waterloo Morada Fire District <br /> - Woodbridge Irrigation District <br /> - Delta College <br /> - Mosquito Abatement <br /> - Stockton East Water District <br /> - Pacific Telephone & Telegraph Company <br /> - Parks and Recreation <br /> - East Bav Municipal Utilities District <br /> DESIGN CONSIDERATIONS <br /> - Moreland should be extended to "Rye Court" to provide an additional access <br /> to the subdivision. This is especially important since the Hammer Lane <br /> Specific Plan does not provide for a median break at this point. <br /> - In order to conform with the Hammer Lane Specific Plan no additional <br /> accesses between Moreland and the East Bay Municipal Utilities easement <br /> should be permitted. Therefore, in order to provide access to this sub- <br /> division, the 3 individual accesses to the west should be eliminated. <br /> This could be done by a revised design for Sussex Court. <br /> - There is an existing "Sussex Court" in the City of Stockton. The name of <br /> the proposed"Sussex Lane" should be changed. <br /> - Street width should be reduced from 60' to 50' on all streets with the <br /> exception of "Raintree" which should remain at 60' . <br /> - A solid noise barrier should be provided along State Route Highway 99 to <br /> reduce the noise level to an acceptable level. <br /> - "Sussex Lane" should be modified to reduce through traffic, through the <br /> subdivision. <br />
