*Item 'No. 4 <br /> PC : 4-20-78 <br /> S-78-11 <br /> Page 3 <br /> - Although there is a Woodbridge Irrigation District Canal along the Hammer <br /> Lane Frontage, the district policy is not to allow the system to be used <br /> for drainage. <br /> - In view of continuing drainage problems in the Morada area, a community <br /> drainage system should be provided. <br /> - Back up lots have been provided along Hammer Lane and 99 Frontage Road. <br /> OTHER CONSIDERATIONS <br /> - Refer to EIR-78-3 for other considerations. <br /> - It would be highly desirable to use the East Bay Municipal Utilities <br /> District right of way for community open space. <br /> DEVELOPMENT COMMITTEE ACTION <br /> At its meeting of March 29, 1978, the Development Committee, by a unanimous <br /> voice vote, forwarded this item to the Planning Commission with a recommen- <br /> dation to certify EIR-78-3 as adequate and forwarded the project to the <br /> Planning Commission with a recommendation of approval subject to the <br /> following: <br /> 1) All improvements shall be in conformance with the requirements of <br /> the County of San Joaquin. <br /> 2) Easements for utilities shall be as required by PG&E and all other <br /> public utilities. The provisions of Article XIIA of Ordinance 892, <br /> as amended, shall apply. A 5 ' wide public utilities easement shall <br /> be provided along Sussex, Rain Tree and Rox)3ury Court. <br /> 3) Plans for all improvements shall be approved by San Joaquin County <br /> Department of Public Works prior to consideration of the Final Map. <br /> 4) Community or terminal drain system shall be provided. Drainage <br /> shall comply with standards and requirements of the Department of <br /> Public Works prior to consideration of the final map. No individual <br /> drain ponds on individual lots will be allowed. <br /> 5) A community water system with two wells at two different locations <br /> shall be required and shall conform to the requirements of the <br /> Local Health District and the Department of Public Works. <br /> 6) Local Health District : Subject to the requirements of San Joaquin <br /> County Ordinance No. 1862, including the following : <br /> a. The public water supply system shall be comprised of two <br /> wells at two different locations within the subdivision. <br /> The wells and distribution system shall meet the require- <br /> ments of the California Domestic Water Quality and <br /> Monitoring Regulations, Title 22, California Administra- <br /> tive Code; the San Joaquin Local Health District; and the <br /> San Joaquin County Public Works Department. <br />
