TENTATIVE SUBDIVISION MAP A S-78-1 of BARNETT-RANGE CORP. , SCHMID DEVELOPMENT, INC. (c/o Albert Sanguinetti) for a 70 unit subdivision, on the north side of Hammer Lane, approximately 580' west of Moreland, and also on the west side of U.S. 99, approximately 950' west of Hammer Lane. MOTION: Moved, seconded (Schramek-Hitchcock) and carried by a unanimous voice vote to forward this item to the Planning Commission with a recommendation to certify EIR-78-3 as adequate and forward the project to the Planning Commission with the findings noted in the staff report and approval of the map subject to the following: 1. All improvements shall be in conformance with the requirements of the County of San Joaquin. 2. Easements for utilities shall be as required by PG&E and all other public utilities. The provisions of Article XIIA of Ordinance 892, as amended, shall apply. A 5' wide public utilities easement shall be provided along Sussex, Rain Tree and RoxBury Streets. A 7 ' wide public utilities easement shall be provided on Sussex Court, Rye Court, Rain Tree Court and RoxBury Court. 3. Plans for all improvements shall be approved by San Joaquin County Depart- ment of Public Works prior to consideration of the Final Map. 4. Community or terminal drain system shall be provided. Drainage shall comply with standards and requirements of the Department of Public Works prior to consideration of the final map. No individual drain ponds on individual lots will be allowed. 5. A community water system with two wells at two different locations shall be required and shall conform to the requirements of the Local Health District and the Department of Public Works. 6.
