,.Item No. 9 <br />PC: 2-1-79 <br />S-79-5/PUD-79-1 <br />Page 2 <br />REFERRALS AND REPLIES <br />- Pacific Gas & Electric Company - provide a 10' public utility easement along <br />all lot frontages. <br />City of Tracy - "Conformity with City of Tracy General Plan: Agriculture <br />or open space. Recommendation: Conditional approval. Basis for <br />Recommendation: The proposed subdivision is within the rural residential <br />area of the County. Conditions: 1. That street lights be placed at all <br />street intersections on VonSosten Road and on Lammersvi]]e Road, especially <br />at the Lammersville/VonSosten intersection. Basis: Traffic safety. It <br />is difficult to ascertain the intersection. With the increase in population <br />in the area, more traffic will be generated, increasing the potential of <br />traffic conflicts at the above noted intersections." <br />- Fire Warden <br />- Caltrans <br />- L.A.F.C.O. <br />- Lammersville School <br />JTHER CONSIDERATIONS <br />- The subdivision is being processed as a P.U.D. in order to provide a greater <br />variety of lot sizes. <br />- The proposed "Grunauer Court" should be re -named, as it does not have direct <br />access to Grunauer Road. This could cause confusion. <br />- The proposed design will create an excessive number of streets with east - <br />west frontage. The subdivision should be revised to increase the number of <br />lots with north -south frontage. This could be done with a single cul-de-sac <br />curving to the southwest. <br />- This project is an extension of the existing Santos Ranch Subdivision. <br />EIR 77-3 was prepared for that project. <br />- Under the regulations governing animals in the RR -65 zone, one horse could <br />be kept on the one -acre parcels. <br />- The design should be revised so that the lot lines are perpendicular to the <br />streets, inasmuch as possible. <br />- Based on an initial study of PEA 79-122, the Environmental Review Officer has <br />prepared a Negative Declaration for this project. <br />- The proposed method of storm drainage, individual storm ponds, will require <br />each owner to maintain the pond and grading of his lot to control stormwater. <br />Faulty maintenance or landscaping could result in drainage system failing <br />and local flooding. <br />- It would be desirable to provide a community drainage system to avoid this <br />problem. If individual ponds are permitted a public entity should be <br />established to maintain the ponds. <br />
