.tem No. 9. <br />PC: 2-1-79 <br />5-79-5/PUD-79-1 <br />rage 3 <br />EVELOPMENT COMMITTEE ACTION <br />On January 10, 1979, the Development Committee ratified the Negative. <br />Declaration and recommended approval subject to the following conditions: <br />1. All improvements shall be in conformance with the requirements of <br />the County of San Joaquin. <br />2. Easements for utilities shall be as required by Pacific Gas & <br />Electric Company and Pacific Telephone & Telegraph Company; also <br />all other public utilities. The provisions of Article XIIA of <br />Ordinance 892, as amended, shall apply. A 10' public utilities <br />easement shall be provided across the frontage of all parcels. <br />3. Plans for all improvements shall be approved by the San Joaquin <br />County Department of Public Works prior to consideration of the <br />Final Map. <br />4. Drainage shall be as prescribed by Board of Supervisors Resolution <br />R-76-4201. Drainage shall comply with standards and requirements <br />of the Department of Public Works prior to consideration of the <br />Final Map. &,� -e�? /Ac.Ola <br />� 6 Water -system or methods shall conform to the requirements of the <br />Local Health District, the Department of Public Works and the San <br />Joaquin County Ordinance 1862. <br />6 Sewage disposal system or methods shall conform to the requirements <br />f the San Joaquin Local Health District and _Ordinance 549.0 �— <br />The minimum net lot area shall be (43,500 square feet. <br />8. In lieu of conveyance of park land to the County, as prescribed <br />in Section 18.01 of Ordinance 892, as amended, the developer shall <br />contribute fees of equivalent value as defined in said section. <br />9. A Preliminary Soil Report as prescribed in Section 5.165 of Ordinance <br />892, as amended, shall be required. <br />10. Full street improvements in compliance with Ordinance 672 for <br />structural section shall be provided within the subdivision. <br />Grunauer Road shall be fully improved on the subdivided side in <br />compliance with County standards. <br />11. a �oSeriC-eurt shall be re -named. <br />12. The subdivision should be revised to increase the number of north- <br />,Qel& south lots with north -south frontage. <br />13. The drain ponds are to be located to the rgd-of the lots, away from <br />the road right of way, as approved by Public Works. <br />
