he 1-10-71q <br />h�q <br />4. SUBDIVISION MAP NO. S-79-5 of N. SANTOS, ET AL (c/o R. P. Weldum & Associates) <br />for a 24 lot rural residential subdivision, on the west side of Grunauer <br />Road, 1300' south of Von Sosten Road, west of Tracy. <br />Dave Olmstead was present. <br />Conditions 10 and 12 were revised and conditions 13, 14 and 15 were added. <br />See motion. <br />I <br />MOTION: Moved, seconded (Schramek-Hall) and carried by a unanimous voice vote <br />to recommend ratification of the Negative Declaration and approval of the map <br />subject to the following: <br />1. All improvements shall be in conformance with the requirements of the <br />County of San Joaquin. <br />2. Easements for utilities shall be as required by Pacific Gas 6 Electric <br />Company and Pacific Telephone & Telegraph Company; also, all other <br />public utilities. The provisions of Article XIIA of Ordinance 892, <br />as amended, shall apply. <br />3. Plans for all improvements shall be approved by San Joaquin County <br />Department of Public Works prior to consideration of the Final Map. <br />4. Drainage shall be as prescribed by Board of Supervisors Resolution <br />R-76-4201. Drainage shall comply with standards and requirements of <br />the Department of Public Works prior to consideration of the Final Map. <br />5. Water system or methods shall conform to the requirements of the Local <br />Health District, the Department of Public Works and the San Joaquin <br />County Ordinance 1862. <br />6. Sewage disposal system or methods shall conform to the requirements <br />of the San Joaquin Local Health District and Ordinance 549. <br />7. The minimum net lot area shall be 43,560 square feet. <br />8. In lieu of conveyance of park land to the County, as prescribed in <br />Section 18.01 of Ordinance 892, as amended, the developer shall <br />contribute fees of equivalent value as defined in said section. <br />9. A Preliminary Soil Report as prescribed in Section 5.165 of Ordinance <br />892, as amended, shall be required. <br />10. Full street improvements in compliance with Ordinance 672 for structural <br />section shall be provided within the subdivision. Grunauer Road shall <br />be fully improved on the subdivided side in compliance with County <br />standards. <br />
