SOILS CONDITIONS: A Soils Report and Geologic Report were waived by
the County of San Joaquin.
FLOOD AND DRAINAGE: The San Joaquin County Flood Control and Water
Conservation District advises as follows:
"Tower Park Village, a subdivision in the unincorporated area of San
Joaquin County, located south of State Highway Route No. 12 and east
of Little Potato Slough is located within a National Flood
Administration Special Flood Hazard Area.
A Corps of Engineers Study indicates this area would be inundated
from a flood having a return frequency of once in one hundred years
to an elevation of approximately 6 feet U.S .G.S. Datum.
It is assumed that adequate internal drainage of this subdivision
will be provided through conformance with the standards of the
County of San Joaquin. "
WATER: The Little Potato Slough Mutual Water Company advises that
it will supply water service to each exclusive use area.
This is a mutual water company. A mutual water company is not sub-
ject to supervision or regulation as a public utility company . No
public agency has any supervision or control over the management,
rates , assessments, charges or conduct of business by a mutual water
company.
Usually, you must be a stockholder in the mutual water company in
order to be entitled to get water. A share of stock will cost
$100 .00 .
A stockholder must share in the costs of operation of the water
company. His share of stock may be assessed for any amount the
management deems necessary to the continuation of the operation of
the water company. Through his stock , the stockholder has a voice
in the management. If a stockholder 's vote is one of the minority
on the issues of management, individual dissatisfaction may not be
easily resolved. The share of stock is appurtenant to the individ-
ual lot or parcel and may not be disposed of separately.
FIRE PROTECTION: The Terminous Volunteer Fire Department advises as
follows:
The closest station is approximately 350 feet from the entrance to
Tower Park Village.
Property to be Protected: The volunteer fire department will pro-
vide fire protection to the Marina and the Village. The Village
consists of 43 . 8 acres. The Village , when completely developed ,
will contain 200 mobilehome residences , a clubhouse and other recre-
ational facilities. The unique aspect of the Village is its low
density of 4.5 residences per acre. This low density could help
prevent a fire from spreading.
Page 8 of 10 File No. 021051SA-F00
