PROJECT DESCRIPTION <br /> OBJECTIVES <br /> The objectives of this project are to provide a variety of medium- <br /> priced homes in response to a market demand determined by the applicant. <br /> LOCATION <br /> The proposed location of the Golf Course Terrace planned unit <br /> residential development (PURD) is within the southwestern part of the <br /> City of Stockton. The development will be south of Eighth Street, north <br /> of the Van Buskirk Golf Course, east of the San Joaquin River and west <br /> of Interstate Highway 5. <br /> RESIDENTIAL MIX <br /> The PURD would consist of a varied mixture of residential land uses <br /> constructed on 157.3 acres (gross) distributed approximately as follows: <br /> ° 300 Condominium Units <br /> ° 700 Townhouse Units <br /> 206 Halfplex Units <br /> ° 172 Zero-lot-line single-family units <br /> 122 Conventional single-family units <br /> Total 1500 Units <br /> Condominiums (16.4 Acres) <br /> The condominiums would consist of 8 to 16 units per two-story <br /> building. Outside parking spaces at the rate of 1.5 spaces per unit <br /> would be provided. Since the entire site is zoned R-1, a zoning change <br /> to R-2 would be necessary for this portion of the site. <br /> Townhouses (59.9 Acres) <br /> Five types of townhouses are proposed which will be clustered in 2 <br /> to 10 units per building. A zoning change from R-1 to R-2 will also be <br /> necessary for this portion of the site. The types of units may be <br /> generally described as follows: <br /> Type - 1: <br /> Two-story units which are 52 x 16 feet and have a detached carport <br /> for one car. <br /> Type - 2: <br /> Two-story units which are 52 x 16 feet and have an attached garage <br /> for one car. <br /> Type - 3: <br /> Two-story units which are 44 x 22 feet and have a detached carport <br /> for one car. <br /> 8 <br />
