Type - 4: <br /> Two-story units which are 44 x 22 feet and have an attached garage <br /> for one car. <br /> Type - 5: <br /> Single-story units which are 44 x 22 feet and have a detached <br /> carport for one car. <br /> In addition to the assigned carports and garages described above, <br /> townhouse residents will have access to a minimum of 350 unassigned and <br /> uncovered parking spaces. <br /> Halfplexes (25.5 Acres) <br /> The halfplexes will be two-family buildings with a common wall <br /> between units and will be constructed on two contiguous lots. Each lot <br /> will be 32.5' x 105' or larger. The minimum front yard setback will be <br /> 20 feet, and each unit will have an attached garage. These units will <br /> range in size from 880 to 1460 square feet and will consist of single <br /> and two-story buildings. <br /> Zero-Lot-Line Units (29± Acres) <br /> These units will be detached, single-family units located on a side <br /> lot line. Each lot will be 45' x 105' or larger. Each unit will have <br /> an attached garage. A passive park will be developed within this <br /> portion of the project. <br /> Single-Family Units (23.9 Acres) <br /> These will be conventional , single-family units consisting of one <br /> building with setbacks from all property lines. Each lot will be 50' x <br /> 100' or larger, and each unit will have a two-car garage. Units will <br /> range from 880 to 1460 square feet. <br /> As mentioned earlier, current zoning of the entire site is R-1. <br /> The condominiums and the townhouses will require rezoning of 76.3 acres <br /> (68.9 net acres) of site from R-1 to R-2.
