Recreational Facilities - The nearest facility is the Van Buskirk <br /> Municipal Golf Course and Park located adjacent and south of the site. <br /> It is anticipated that the project would increase the use of these <br /> facilities some undetermined amount. <br /> According to Emil Seifert, Director of Parks and Recreation, a <br /> portion of the golf course is on Lot A of the project site. A scenic <br /> easement on Lot A was established in 1961 giving the City Development <br /> control of Lot A. (See Appendix C-48) . <br /> Implementation of the project would not change the City's <br /> development control since the applicant intends to deed Lot A to the <br /> City, subject to retaining the right to use Lot A as needed for sewer <br /> and/or drainage purposes. <br /> The Parks and Recreation Department has indicated the project will <br /> have no significant effect upon their capability to provide the normally <br /> expected level of service (Appendix. C-48A) . However, they do note that <br /> "Community Park facilities will need to be upgraded at Van Buskirk Park <br /> to support the proposed development." <br /> According to Larry Nordstrom, Parks Superintendent (Telecon) the <br /> improvements needed in the 20 acre± Van Buskirk Park consist of picnic <br /> tables , barbecue facilities, playground equipment and shade trees; The <br /> two softball fields and one soccer field were adequate for the active <br /> recreation. <br /> In order to acquire, equip and maintain park and recreation <br /> facilities, particularly those made necessary by increasing population, <br /> the City has imposed a fee which is paid in lieu of dedication of park <br /> sites by new residential developments. The fee is based upon the living <br /> area within each individual dwelling unit and is paid at the building <br /> permit stage. <br /> In the case of the subject project, a fee of $298.00 will be <br /> required on those dwelling units below 1,000 square feet and $358.00 on <br /> those larger than 1 ,000 square feet. The project proponent has <br /> furnished the following estimated breakdown on the sizes of the proposed <br /> dwelling units to provide a means for estimating the amount of revenue <br /> to be derived from the project. <br /> NO.
