Item No. <br />PC: 11-7-85 <br />SU -86-1 <br />Page 6 <br />9. All buildings shall be provided with automatic sprinkler pro- <br />tection as required by the Uniform Fire Code. <br />10. Each lot shall have frontage on a public street improved to <br />County standards. The structural design of the streets shall <br />be included in the improvement plans and is subject to review <br />and approval by the Department of Public Works. The right- <br />of-way shall be 84 feet in width, with 60 feet of paving. <br />11. All streets shall be provided with curbs and gutters. <br />12. Easements for utilities shall be as required by Pacific Gas & <br />Electric Company and shall be shown on the final map. <br />13. Pending availability of terminal drainage, an interim <br />drainage system shall be designed, constructed, and dedicated <br />to the County. The interim drainage system shall provide for <br />future connection to terminal drainage. <br />14. Prior to submitting the final map, the subdivider shall sub- <br />mit improvement plans conforming to the standards and speci- <br />fications of San Joaquin County and to the approved tentative <br />map to the Department of Public Works for review. The Final <br />Map cannot be approved prior to approval of the improvement <br />plans by the Department of Public Works. Construction of all <br />improvements and making of all dedications in accordance with <br />the approved tentative map is the responsibility of the sub- <br />divider. If any improvements are to be constructed, or dedi- <br />cations made, after approval of the Final Map, the subdivider <br />shall enter into an agreement with San Joaquin County, <br />approved by County Counsel, making the subdivider responsible <br />for guaranteeing construction of the improvements and making <br />of all dedications. <br />15. Plans for all improvements must be approved by the San <br />Joaquin Department of Public Works prior to consideration of <br />the Final Map. <br />16. All improvements shall conform with the requirements of the <br />County of San Joaquin. An agreement between the County and <br />the Developer shall be completed before acceptance of the <br />improvements. <br />17. The property shall be annexed to County Service Area #37 <br />prior to the acceptance of the Final Map to provide for the <br />operation, maintenance, and improvement of storm drainage <br />facilities. <br />
