y <br /> P/C 6/4/69 <br /> TENTATIVE SUBDIVISION MAP, TRACT NO . 878, LATHROP PARK HOMES of DUNN, <br /> PHILLIP and MATTES, on the north side of Louise Avenue and south of <br /> p Village Homes in the Town of Lathrop. <br /> HISTORY <br /> - A 20+ acre portion of this parcel of land was rezoned to R-2 by <br /> the Board of Supervisors on November 21, 1968. The remainder <br /> of the property was retained in I-PA Zoning. <br /> PROPOSED DEVELOPMENT <br /> - The tentative map submitted by the subdivider at this time <br /> encompasses the R-2 zoning districts established in the center <br /> of the parcel . <br /> - The proposal includes 79 residential lots, 37 of which contain <br /> sufficient area for duplex development. Two lots (Lot A and <br /> Lot B) are proposed for public drainage and sanitation facilities . <br /> The remainder (3 parts) are proposed for development as <br /> additional units of the subdivision. A circulation and develop- <br /> ment plan has been filed in conjunction with this tentative map <br /> indicating the final development proposal. <br /> SUBDIVISION COMMITTEE ACTION AND RECOMMENDATION <br /> On May 26, 1969, the Subdivision Committee recommended approval <br /> of the Tentative Map of Lathrop Park Homes subject to the <br /> supplemental conditions of approval below: <br /> 1. All improvements shall be constructed in conformance with <br /> the requirements of the County of San Joaquin. <br /> 2 . Easements for public utilities shall be as required by <br /> P.G.&E. , P.T.&T. , and all other public utilities . <br /> 3 . Plans for all improvements to be approved by San Joaquin <br /> County Department of Public Works prior to consideration <br /> of the Final Subdivision Map. <br /> 4. Provisions for storm water drainage shall comply with <br /> standards and requirements of the County Flood Control <br /> Engineer and the Department of Public works . <br /> 5. Submission of an engineered proposal to the San Joaquin <br /> Local Health District for approval of the sewage disposal <br /> system and demonstration that the proposed method of <br /> sewage disposal meets standards as set by Water Quality <br /> Control for effluent disposal. <br />
