Item No. 10
P/C 5-1-BO
5-80-10
Page 2
REFERRALS AND REPLIES
- Pacific Telephone & Telegraph Company
- Pacific Gas & Electric Company
- LAFCO --"Your staff report on the above matter proposes the formation of a
county service area to provide for the operation, maintenance, and improve-
ment of storm drainage systems, water systems, street lighting and solid
waste disposal.
Since county service areas exist which provide the desired combination of
services to adjoining and nearby properties, it is recommended that your
conditions #7 and #10 be combined to require annexation to CSA #15 or CSA
#17, whichever deemed most appropriate. Since this project proposes to use
individual septic systems, any annexation to CSA #15 would provide for the
formation of a zone for all services except sewage disposal.
Further, your condition should not require public water service or solid
waste disposal. These are now available with water provided by the Calif-
ornia Water Service Company and solid waste disposal provided through
County franchise. "
- Cal Trans --"The Tentative Map does not provide details to verify drainage
without assumptions. No water should be allowed to drain onto the State's
right-of-way. "
- County Service District #17
- Waterloo Morada Fire District
- City of Stockton -- "Conformity with City of Stockton General Plan:
Industrial. Recommendation: No objection to map. City would prefer that
subdivision be set up for eventual connection to master storm drain system.
In that respect , staff feels Lot A for retention basin might be better
designed for use at a later date if no longer needed for a retention pond. "
- Stockton East Water District
- Cal Water -- "We have reviewed the tentative parcel map that accompanied
the above numbered application. This is to inform you that this company is
willing to enter into a water main extension agreement with the developer
of the subject property in accordance with the rules and regulations on file
with the California State Public Utilities Commission.
There presently exists in Cherokee Road at the intersection of future Wilcox
Road a 12" A.C. pipeline from which the extension could be made. "
OTHER CONSIDERATIONS
- Since the site is subject to a 100 year flood, all improvements should
conform to the proposed Flood Ordinance.
- The developer proposes to drain the property by a drainage retention basin
on Lot A. The proposed retention basin is not a depression used to dump
concrete.
- The proposed location of Wilcox Road conforms to the Wilcox Road Specific
Plan -- SP-79-1.
- The project will facilitate industrial development of the property,
implementing the General Plan.
