Item No. 10 <br /> P/C 5-1-80 <br /> S-80-10 <br /> Page 3 <br /> - It would be desirable to provide the project with sewer service. <br /> - Access to Cherokee Road should be limited to Wilcox Road only. <br /> DEVELOPMENT COMMITTEE ACTION <br /> - On March 19, 1980, the Development Committee reviewed the proposal as to its <br /> conformance with the statutes of the State and the Ordinances of the County. <br /> - Action of the committee was to ratify the conditional Negative Declaration <br /> with the finding that the project will not have a significant impact, provided <br /> all structures have 100 year flood protection; and to forward the project <br /> to the Planning Commission with a recommendation for approval of the project <br /> to the following conditions (Note below) . <br /> RECOMMENDATION AND FINDINGS <br /> Forward the project to the Board of Supervisors with a recommendation for <br /> approval, subject to the following conditions : <br /> 1) All improvements shall conform with the requirements of the County of <br /> San Joaquin. An agreement between the County and Developer shall be <br /> completed before acceptance of the improvements . <br /> 2) Easements for utilities shall be as required by Pacific Gas & Electric <br /> Company, Pacific Telephone & Telegraph Company, and all other public <br /> utilities. The provisions of Section 9-1730 of Ordinance 2634, as <br /> amended, requiring undergrounding of utilities shall apply. <br /> 3) Plans for all improvements to be approved by San Joaquin County Department <br /> of Public Works prior to consideration of the Final Map. <br /> 4) Provision for storm water drainage shall comply with standards and re- <br /> quirements of the Department of Public Works prior to consideration of <br /> the Final Map. Lots 11 and 12 shall be enlarged to include storm <br /> drainage pond. Drainage pond and access to be shown as easement . <br /> 5) Water system or methods shall conform to the requirements of the Local <br /> Health District and the Department of Public Works. <br /> 6) An adequate water supply for fire protection with fire hydrants and <br /> connections shall be installed in conformance with the requirements of <br /> the County Fire Warden and Waterloo-Morada Fire District. <br /> 7) A County service area shall be formed or the property shall be annexed <br /> to existing districts to provide for the operations, maintenance and <br /> improvement of storm drainage systems, water systems, and street <br /> lighting systems, prior to acceptance of the final map. <br /> 8) A Preliminary Soil Report as prescribed in Section 9-1507 of Ordinance <br /> 2634, as amended, shall be required. <br /> 9) Full street improvements in compliance with Ordinance 672 shall be <br /> provided within the subdivision. Cherokee Road shall be fully improved <br /> on the subdivided side in compliance with County standards.
