Item No. 2 <br /> PC : 6-5-80 <br /> 5-80-9 <br /> Page 2 <br /> REFERRALS AND REPLIES <br /> - Building Department <br /> - Public Works Department <br /> - Flood Control <br /> - Local Health District <br /> - LAFCO - Condition #7 of the above mentioned item requires the formation <br /> of a county service area for operation, maintenance, and improvement of <br /> storm drainage systems, water systems, street lighting systems, and <br /> solid waste disposal. LAFCO is currently processing an application to <br /> annex this property to the Linden County Water District for sewer and <br /> water service. CSA No. 23, Granada Glen, was recently formed nearby <br /> to provide street lighting and storm drainage maintenance for a similar <br /> type development. The annexation of this parcel to CSA No. 23 should <br /> be considered. Solid waste disposal is provided through County fran- <br /> chise and should not be a required service. In view of the above, <br /> Condition #7 should be amended to delete solid waste disposal and to <br /> allow an annexation to an existing agency, if such annexation is found <br /> to be more appropriate. <br /> - Continental Telephone - Telephone easements will be necessary. <br /> - Pacific Gas and Electric Company - we have no objections to the proposed <br /> subdivision. However, we request that ten-foot wide P.U.E.s be provided <br /> on all street frontages throughout the subdivision, as shown in yellow <br /> on the attached map (in file) . <br /> - Linden School District <br /> - Linden Peters Fire District <br /> - Stockton East Water District <br /> - Peoples Organization for Land Preservation <br /> - Linden Water District <br /> - Stockton Terminal and Eastern Railroad - No objection. <br /> OTHER CONSIDERATIONS <br /> - A rezoning to R1-S to accommodate this Subdivision, Z-80-17, is pending. <br /> - The proposed design calls for two accesses on Duncan Road. This is an <br /> excessive number. The number of roads connecting to Duncan should be <br /> reduced to one. <br /> - The design should provide additional access to the property to the east. <br /> This would also facilitate development of the property to the southeast. <br /> - The drainage pond should be relocated along the Duncan Road Frontage. <br /> With the existing design surface, drainage will have to be conveyed <br /> eastward to Lot "A" by the street improvement. When terminal drainage <br /> facilities become available, they will be located in Duncan Road. <br /> Therefore, the pond should be to the west. In addition, the proposed <br /> design of Lot "A" fails to provide for its conversion to a building <br /> site when the pond is abandoned. Lot "A" should be designed so that <br /> it may be converted to a building site. These objectives could be most <br /> easily met by making the pond front on Duncan Road. <br />
