Item No. 2 <br /> PC : 6-5-80 <br /> 5-80-9 <br /> Page 3 <br /> - Since the area is urban in character, curbs, gutters and sidewalks should <br /> be provided. These improvements should be extended south on Duncan to <br /> Front Street, especially since there is an elementary school south of <br /> Front Street. <br /> DEVELOPMENT COMMITTEE ACTION <br /> - On February 13, 1980, the Development Committee met and action was to <br /> forward the project to the Planning Commission with a recommendation to <br /> ratify the Negative Declaration and approve the Subdivision subject to <br /> twelve conditions (please note below) . <br /> RECOMMENDATION AND FINDINGS <br /> Ratify the Negative Declaration and forward the map to the Board of <br /> Supervisors with a recommendation to approve the project subject to: <br /> 1. All improvements shall conform with the requirements of the <br /> County of San Joaquin. <br /> 2 . Easements for utilities shall be as required by Pacific Gas <br /> & Electric Company, Continental Telephone Company and all <br /> other public utilities. The provisions of Section 9-1730 <br /> of Ordinance 2634, as amended, requiring undergrounding of <br /> utilities shall apply. <br /> 3. Plans for all improvements must be approved by San Joaquin <br /> County Department of Public works prior to consideration of <br /> the Final Map. <br /> 4. Provision for storm water drainage shall comply with stan- <br /> dards and requirements of the Department of Public Works <br /> prior to consideration of the Final Map. <br /> 5. Water system or methods shall conform to the requirements of <br /> the Local Health District and the Department of Public Works. <br /> 6. An adequate water supply for fire protection with fire <br /> hydrants and connections shall be installed in conformance <br /> with the requirements of the County Fire warden and Linden- <br /> Peters Fire District. <br /> 7. A County Service Area shall be formed, or property shall be <br /> annexed to existing districts, prior to the acceptance of <br /> the Final Map to provide for the operation, maintenance, and <br /> improvement of storm drainage systems, water systems, street <br /> lighting systems, and sanitary sewers . <br /> 8. The minimum net lot area shall be 8,000 square feet. <br />
