item No. 11 <br />P/C 10.-21-76 <br />S-77-2/PVD-77-2 <br />Pa4e 3 <br />DEVELOPMENT COMMITTEE ACTION <br />- On October 13, 1976, the Development Committee moved to forward this item to <br />the Planning Commission with a favorable recommendation. <br />RECOMMENDED SUPPLEMEN'PAL CONDITIONS OF APPROVAL <,✓ <br />1) All improvements shalt be in conformance with the requireaents of the <br />County of San Joaquin. <br />2) Easements for utilities shall be as required by P.G.&E., F.T.&T., and <br />all other public utilities. The provisions of Article XIIA of ordinance <br />892, as amended, shall apply. <br />3) Plans for all improvements to he approved by San Joaquin County Depar.- <br />ment of Public Works prior to consideration of the final subdivision map. <br />4) Provision for storm water drainage shall comply with .standards and re- <br />quirements of the Department of Public Works prior to consideration of <br />the final subdivision map. <br />5) A water system shall be constructed to conforri to the requirements of <br />the Local Health District, <br />6) An adequate water supply for fire protection with fire hydrants and <br />connections shall be installed in conformance with the reauirements of. <br />the County Fire Warden and Morada Rural Fire District. <br />7) Drainage and street lighting systems shall be maintained by a County <br />Service Area. The County Service Area shall beflorm_ed prior to accep- <br />tance of the final subdivision map. <br />8) The minimum net lot area shall beC <br />9) In lieu of conveyance of park land to the County, as prescribed in Section <br />18.01 of Ordinance 892, as amended, the developer shall contribute fees <br />of equivalent value as defined in said section. <br />10) A Preliminary Soil Report as prescribed in Section 5.1.65 of Ordinance <br />892, as amended, shall be required. <br />11) Full street improvements, including curbs and gutters, shall be provided <br />within the subdivision. 4ighway 99 Frontage Road shall be fully improved <br />on boUl sides in compliance with County standards. <br />12) Lot A shall be shown as an easement joined in fee title to the adjacent <br />lots. <br />13) All lots in this subdivision shall have access to a public right of way. <br />
