Item No. 14 <br />P/C 6-16-77 <br />5-77-13 <br />Page 2 <br />REFERRALS AND REPLIES <br />- Pacific Telephone & Telegraph Company - no objections to this application. <br />- Pacific Gas & Electric Company - This is in reference to the proposed sub- <br />division "The Orchard" to be considered by the Planning Commission. <br />In order to install underground electric facilities within the subdivision, <br />it will be necessary that a 10 -foot wide public utility easement be provided <br />on the street front of each lot. <br />- Soil Conservation District - You will note that the subject parcel is <br />Class I and II soils, which are prime agricultural soils. <br />We would note that this parcel was in housing during World War II and since <br />that time it has not been in intense agricultural production. The site <br />therefore, would probably be adequate for the intended use. <br />- Local Health District - Subject to the requirements of San Joaquin County <br />Ordinance 549, including the following: <br />1. Sewage disposal areas on each lot, as determined by percolation tests, <br />are to be shown on the final map. <br />2. Provided the Developer retains control of all construction for the <br />entire Subdivision, the minimum sewage disposal area for each lot <br />will be permitted to be located within five feet (5') of a property <br />line with the exception of Lots 1, 20 and 29. The septic tanks and <br />minimum sewage disposal areas on Lots 1 and 29 shall be located at <br />least one hundred feet (100') minimum lateral distance from the public <br />water well on Lot A; the septic tank and minimum sewage disposal area <br />on Lot 20 shall be located at least one hundred feet (100') minimum <br />lateral distance from the public water well on Lot B. <br />3. The minimum sewage disposal area required for each lot shall be recorded <br />on the deed as a restriction on land use. <br />4. It is recommended that the deed restriction on the land use aspect <br />relative to the sewage disposal area be published in the Real Estate <br />Commissioner's Final Report for the Subdivision. <br />5. The Developer shall file a Waste Discharge Report with the Regional <br />Water Quality Control Board, Central Valley Region. <br />Subject to the requirements of San Joaquin County Ordinance No. 1862, in- <br />cluding the following: <br />1. The public water wells to be constructed in Lots A & B, including the <br />distribution system, shall meet the requirements of the San Joaquin <br />Local Health District and San Joaquin County Public Works Department. <br />
