-Item No. 14 <br />P/C 6-16-77 <br />5-77-13 <br />Page 3 <br />- Stanislaus County Planning Department <br />- West Stanislaus Irrigation District <br />OTHER CONSIDERATIONS• <br />- A Negative Declaration was adopted for Z-77-41. This reclassification <br />changed the zoning on the property to RA -30. <br />- The proposal is for public water and septic tanks. Several lots in the <br />proposed subdivision would not meet the required 150' lot width in the <br />RA -30 zone. <br />- variance V-77-59 of Bogetti Enterprises (c/o Dave Olmstead) to vary the <br />required minimum lot width from 150' to 100' was filed May 26, 1977. It <br />will be heard by the Board of Adjustment July 14, 1977. The map will have <br />to be revised if this variance is not approved. <br />- A three way agreement between the Developer, the County and the Irrigation <br />District to deal with drainage is necessary. <br />- The project does not conform to the 2-6 units per acre density standard for <br />"low density residential" development. However, the General Plan states <br />that "in rural centers this category accommodates all residential development, <br />with density dependent upon existing conditions" the proposed density will <br />allow development on a public water system without a sewer system. <br />- There is a West Stanislaus Irrigation District lateral along the south line <br />of the proposed subdivision. <br />The subdivision will considerably increase the population of Vernalis. <br />DEVELOPMENT COMMITTEE ACTION <br />- On June 1, 1977, the Development Committee reviewed the proposal as to its <br />compliance with the statutes of the State and the ordinances of the County. <br />The Development Committee moved to recommend approval of this subdivision <br />subject to the folbwing conditions: <br />1) All improvements shall be in conformance with the requirements of the <br />County of San Joaquin. <br />2) Easements for utilities shall be as required by P.G.&E., P.T.&T. and all <br />other public utilities. The provisions of Article XIIA of Ordinance <br />892, as amended, requiring the undergrounding of utilities shall apply. <br />A 10' wide public utility easement shall be provided along Bogetti <br />Drive, Apricot Drive and Pear Court as well as the west side of Welty <br />Road. <br />3) Plans for all improvements to be approved by the San Joaquin County <br />Department�ofPublic Works prior to consideration of the Final Map. <br />4) A three-waya ag ement between the developer, the County, and the Irriga- <br />tion DistrAt shall be obtained prior to acceptance of the final sub- <br />division map. <br />
