Stem No. 14 <br />P/C 6-16-77 <br />5-77-13 <br />Page 4 <br />5) Subject to the requirements of San Joaquin County Ordinance No. 549, <br />including the following: <br />a. Sewage disposal areas on each lot as determined by percolation <br />tests, are to be shown on the final map. <br />b. Provided the Developer retains control of all construction for <br />the entire Subdivision, the minimum sewage disposal area for each <br />lot will be permitted to be located within five feet (5') of a <br />property line with the exception of Lots 1, 20 and 29. The septic <br />tanks and minimum sewage disposal areas on Lots 1 and 29 shall be <br />located at least one hundred feet (1001) minimum lateral distance <br />from the public water well on Lot A; the septic tank and minimum <br />sewage disposal area on Lot 20 shall be located at least one hundred <br />feet (1001) minimum lateral distance from the public water well on Lot B. <br />c. The minimum sewage disposal area required for each lot shall be <br />recorded on the deed as a restriction on land use. <br />d. It is recommended that the deed restriction on the land use <br />aspect relative to the sewage disposal area be published in the <br />Real Estate Commiosioner's Final Report for the Subdivision. <br />e. The Developer shall file a Waste Discharge Report with the <br />Regional Water Quality Control Board, Central Valley Region. <br />Subject to the requirements of San Joaquin County Ordinance No. 1862, <br />including the following: <br />a. The public water wells to be constructed in Lots A & B, including <br />the distribution system, shall meet the requirements of the San <br />Joaquin Local Health District and San Joaquin County Public Works <br />Department. <br />6) An adequate water supply for fire protection with fire hydrants and <br />connections shall be installed in conformance with the requirements <br />of the County Fire Warden and the Tracy Rural Fire Protection District. <br />The Chief of the Fire District shall sign the final map improvement plans. <br />7) A County Service Area shall be formed prior to the acceptance of the <br />final map to provide for the operation, maintenance and improvement <br />of storm drainage systems, water systems, street lighting systems and <br />solid waste disposal. <br />8) The minimum net lot area shall be 30,000 square feet and all standards <br />within the RA -30 zone shall be complied with unless an ordinance <br />variance is approved. <br />9) In lieu of conveyance of park land to the County, as prescribed in <br />Section 18.01 of Ordinance 892, as amended, the developer shall con- <br />tribute fees of equivalent value as defined in said section. <br />
