CONDITIONS OF APPROVAL <br />SU -87-5 <br />RICK & DIANE BURGESS <br />All of the following conditions shall be met prior to Final Map <br />recordation unless otherwise specified: <br />1. Planning Division: <br />a. The floor level of all residential structures shall be <br />raised one foot above the 100 -year flood elevation as <br />indicated by the best available information. <br />b. In lieu of conveyance of park land to the County, as <br />prescribed in Section 9-9261 of the Planning Title, the <br />developer shall contribute fees of equivalent value as <br />defined in Section 9-9264. Arrangements for the payment <br />of said fees shall be approved by County Counsel. <br />c. Street names shall be as approved by the Planning <br />Director. <br />d. A six-foot solid masonry wall shall be constructed along <br />the western boundary of the proposed subdivision for noise <br />attenuation per Section 9-9411. <br />e. The construction of any two-story house shall be <br />restricted to the eastern portion of the proposed develop- <br />ment, specifically outside the 65 decibel contour, per <br />Exhibit A. <br />f. The developer shall contribute fees for the signalization <br />of Lathrop Road, as determined by the Department of Public <br />Works. <br />2. Department of Public Works: <br />a. All improvements shall be in conformance with the <br />Improvement Standards and Specifications of the County of <br />San Joaquin. All improvement plans and specifications <br />must be approved by the County of San Joaquin Department <br />of Public Works prior to approval of the Final Map. <br />b. If improvements referred to herein are not completed prior <br />to the approval of the Final Map, the subdivider shall <br />execute an agreement with the County of San Joaquin which <br />will insure the completion of improvements within one (1) <br />year after filing the Final Map. <br />c. All required public improvements shall be conveyed to the <br />agencies responsible for their operation and maintenance, <br />upon completion and acceptance by the County. <br />Conditions of Approval - 1 - (SU -87-5) <br />
