Public water
will be required for any future development. Both the
Department of Public Works and the Local Health District have
noted this fact in their referral replies.
Storm Drainage:
The proposal site is within zone C of County Service Area 4.
The Department of Public Works has noted that any future .
development will require connection to this terminal drainage
system.
Utilities:
Other expected utilities are either available on the site or
are in the area. Pacific Bell and Continental Telephone
Company note that the project site is divided by a telephone
exchange boundary involving both companies.
HAZARDS/CONSTRAINTS:
Flooding:
The rezoning area is not indicated as being subject to flooding
at the present time, but the new preliminary 100 -year flood
maps show the area flooding to the elevation of 16.5 feet above
sea level (about one to three feet of water). Flood proofing
or a floor level raised one foot above the flood elevation is
advisable at the time of development and will be required after
the maps are adopted in their final form.
ENVIRONMENTAL CONSIDERATIONS:
An Initial Study was prepared on this project, and no significant
impacts were identified.
