The project site is located on <br /> the west side of Atkins Road, 690 feet south of State Route 88/12 <br /> southwest of Clements. (District 4) <br /> APPLICANT: Manuel Machado, Jr. APN: 019-180-23 <br /> INFORMATION: <br /> The site is not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area. <br /> Atkins Road has an existing right-of-way width of 40-50 feet, and <br /> a planned right-of-way width of 60 feet. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. <br /> (Development Title Section 9-915. 2) <br /> 2 . Remainder shall be designated as "Designated Remainder" on <br /> Parcel Map. (Subdivision Map Act Section 66445) <br /> 3 . The Traffic Impact Mitigation Fee will be required when parcels <br /> are developed. The fee is due and payable at the time of <br /> building permit application. (The fee currently is $ 2 , 364 . 00 <br /> per single family dwelling unit in the Lockeford area.
