2.1 Zoning <br />The San Joaquin County District Viewer (sjmap.org) states that the Site is zoned <br />AG -40, General Agriculture with a minimum parcel size of 40 acres. This zoning <br />designation "is established to preserve agricultural lands for the continuation of <br />commercial agriculture enterprises." <br />2.2 Proposed Development <br />A minor subdivision is proposed to separate the Site into a two -acre homesite <br />parcel and a 38 -acre designated remainder (Plate 3). <br />2.3 Topography <br />A recent U.S. Geological Survey 7.5 -minute topographic map was obtained from <br />the San Joaquin County District Viewer. In the map, the Site is depicted as flat <br />land located at approximately 25 feet above mean sea level. This map is <br />included as Plate 4. <br />3.0 HISTORICAL RESEARCH <br />3.1 Aerial Photographs <br />Live Oak reviewed aerial photographs of the Site provided by the San Joaquin <br />County Surveyor's Office in Stockton, California. The available photographs <br />were dated 1937, 1940, 1952, 1963, and 1975. Four additional photographs, <br />dated 1993, 1998, 2005, and 2015 were obtained from Google Earth. <br />In the 1937 photo, the Site appears be open, natural land that has been plowed <br />or threshed. The surrounding properties are agricultural land and vineyards with <br />a few scattered residences. <br />In the 1940 photo, the Site appears to have been leveled. Additional surrounding <br />properties have been planted with vineyard and orchard. <br />In the 1952 photo, the Site appears to be cropland or vineyard with one or more <br />structures at its southwest corner. The surrounding properties are orchards, <br />vineyards, and cropland with a few scattered rural residences. <br />In the 1963 photo, the Site is clearly vineyard with two structures at its southwest <br />corner. No other significant changes are apparent. <br />In the 1975 photo, a new structure can be seen at the northwest corner of the <br />Site.
