2.1 Zoning The San Joaquin County District Viewer (sjmap.org) states that the Site is zoned AG -40, General Agriculture with a minimum parcel size of 40 acres. This zoning designation "is established to preserve agricultural lands for the continuation of commercial agriculture enterprises." 2.2 Proposed Development A minor subdivision is proposed to separate the Site into a two -acre homesite parcel and a 38 -acre designated remainder (Plate 3). 2.3 Topography A recent U.S. Geological Survey 7.5 -minute topographic map was obtained from the San Joaquin County District Viewer. In the map, the Site is depicted as flat land located at approximately 25 feet above mean sea level. This map is included as Plate 4. 3.0 HISTORICAL RESEARCH 3.1 Aerial Photographs Live Oak reviewed aerial photographs of the Site provided by the San Joaquin County Surveyor's Office in Stockton, California. The available photographs were dated 1937, 1940, 1952, 1963, and 1975. Four additional photographs, dated 1993, 1998, 2005, and 2015 were obtained from Google Earth. In the 1937 photo, the Site appears be open, natural land that has been plowed or threshed. The surrounding properties are agricultural land and vineyards with a few scattered residences. In the 1940 photo, the Site appears to have been leveled. Additional surrounding properties have been planted with vineyard and orchard. In the 1952 photo, the Site appears to be cropland or vineyard with one or more structures at its southwest corner. The surrounding properties are orchards, vineyards, and cropland with a few scattered rural residences. In the 1963 photo, the Site is clearly vineyard with two structures at its southwest corner. No other significant changes are apparent. In the 1975 photo, a new structure can be seen at the northwest corner of the Site. No other significant changes are apparent. LOGE 2123 2
