CONDITIONS OF APPROVAL Su 88-11 <br /> Tract No, 2191 <br /> &14ft— <br /> James Hogue <br /> Unless otherwise specified, all conditions of approval must be <br /> fulfilled prior to the approval of a final map . <br /> I . Planning Division : <br /> a. Lot 1 shall be adequately sized to permit location of a <br /> home outside the 65 db noise contour . <br /> b. A fencing plan for the frontage along Eight Mile Road <br /> shall be submitted to the Planning Division for approval . <br /> c . A preliminary copy of the Department of Real Estate <br /> Subdivision Report shall be submitted to the Planning <br /> Director which will inform first-time buyers of undeve- <br /> loped subdivision parcels that several different types of <br /> development fees may be required. The report shall <br /> include the following statements : <br /> ( 1 ) Development fees and school fees of an undetermined <br /> amount will be passed on to first-time purchasers . <br /> ( 2 ) The home on Lot 1 must be constructed to reduce noise <br /> levels to be consistent with the County ordinance . No <br /> residential construction shall occur within 163 feet <br /> of the northern property line adjacent to Eight Mile <br /> Road on Lot 1 . <br /> d. In lieu of conveyance of park land to the County, as <br /> prescribed in Section 9-9261 of the Planning Title , the <br /> developer shall contribute fees of equivalent value as <br /> defined in Section 9-9264 . Arrangements for the payment <br /> of said fees shall be approved by County Counsel prior to <br /> final map recordation. <br /> 2 . Department of Public Works : <br /> a. All improvements shall be in conformance with the <br /> improvement standards and specifications of the County of <br /> San Joaquin. All improvement plans and specifications <br /> must be approved by the County of San Joaquin Department <br /> of Public Works prior to approval of the Final Map . <br /> b. If improvements referred to herein are not completed prior <br /> to approval of the Final Map, the subdivider shall execute <br /> an agreement with the County of San Joaquin insuring the <br /> completion of improvements within one year after filing <br /> the Final Map. <br /> c . Interior streets shall be dedicated and improved to County <br /> standards for a 50-foot right-of-way rural subdivision <br /> street . <br /> Conditions of Approval - 1 <br /> (Tract Na_ 2191 ) <br />
