d. Eight Mile Road shall be dedicated and improved on the <br /> subdivided side to County standards for an 84-foot right- <br /> of-way rural subdivision street . <br /> e. Access rights shall be dedicated and restricted for Lot 1 <br /> along the frontage of Eight Mile Road. <br /> f. A Preliminary Soils Report is required, in accordance with <br /> County standards, for thepurpose of determining the <br /> R-Value for the design of the roads. <br /> g. Storm drainage shall conform to the Morada North Storm <br /> Drain Facility Plan and to County standards. Dedication <br /> of the needed area for the drainage pond and provision for <br /> terminal drainage is required. <br /> h. The project shall be served by a public water system con- <br /> forming to the requirements of the Local Health District <br /> and the Department of Public Works . The system shall pro- <br /> vide adequate domestic and fire water supply in confor- <br /> mance to the requirements of the County Fire Warden and <br /> the local fire district . A test well showing that the <br /> production well will meet all applicable standards is <br /> required prior to the approval of the improvement plans or <br /> any work within the site . An additional well connection <br /> to the existing water system is required. The minimum <br /> well site should be 50 feet wide by 75 feet deep . <br /> i . The property shall annex to County Service Area No . 46 <br /> prior to approval of the Final Map to provide for the <br /> operation, maintenance, and improvement of storm drainage <br /> and water facilities . <br /> j . The subdivider shall agree to and shall pay service ,fees <br /> for the County-provided utility services in an amount <br /> equal to the estimated fees for the period from the time <br /> the improvements are accepted until the effective date of <br /> assessment on the tax roll . Deposit of fees shall be sub- <br /> mitted at the time of acceptance of the facilities by the <br /> County. <br /> k. All utilities shall be underground. Easement for utili- <br /> ties shall be provided as required by the public utility <br /> companies. <br /> 1 . The subdivision is subject to the Morada North Storm Area <br /> of Benefit for the design and construction of the water <br /> and storm drainage systems. <br /> 3 . Local Health District : <br /> a.. Show on the Improvement Plan the locations of the <br /> 12 , 000-square-foot sewage disposal areas, and include a <br /> statement that seepage pits are required. <br /> Conditions of Approval - 2 _ <br /> (Tract No. 2191 ) <br />
