INTERNATIONAL PARK OF COMMERCE SPECIFIC PLAN•PHASE 2 JUNE 24, 2022 <br /> 5 . 2 STREETSCAPES <br /> The streetscape design will provide visual <br /> structure to the project by reinforcing roadway <br /> hierarchies, emphasizing key intersections, and <br /> through the creation of pedestrian and bicycle <br /> circulation. The streetscape guidelines for the <br /> IPCSP2 will continue the themes established by <br /> the Cordes Ranch Specific Plan and promote the <br /> continued use of native and climate-adapted <br /> planting, street trees, and landscape strips. <br /> Thematic site furnishings and fixtures including <br /> benches, public transit shelters, trash receptacles, <br /> lighting, and signage will further support the <br /> design character. <br /> ® - All roads will include a landscape strip on each <br /> side planted with street trees as described with <br /> each specific public street section. Landscape <br /> setbacks beyond the right-of-way, will range <br /> Conceptual Streetscape Planting w/Accent Rock- from 25-30 feet to provide a buffer between <br /> Pavillion Parkway the roadway and the parking and/or buildings. <br /> Landscape setbacks will generally be planted <br /> with a variety of grasses, evergreen shrubs, and <br /> double rows of large screen trees. Setbacks may <br /> be bermed up to 5' to minimize the perceived <br /> scale of building facades, or slope down away <br /> from streets at a maximum 3:1, depending on the <br /> grades at a given location and grading condition. <br /> Landscape setbacks from back-of-curb will be <br /> privately maintained. In some cases, this can <br /> - include a portion of public right-of-way. Refer to <br /> the road sections depicted in Chapter 6. <br /> Conceptual Streetscape Planting w/o Accent Rock- <br /> Promontory Parkway and Schulte Road Accent rock surfacing generally described as 8" <br /> to 10" brown in color fractured angular rock will <br /> be used as a design and visual accent element <br /> in both the public right of way as well as private <br /> landscaping areas within IPCSP2 boundary. This <br /> design element supports the Model Water <br /> Efficient Landscape Ordinance (MWELO) to <br /> reduce water use for landscape irrigation, simplify <br /> maintenance needs, and create a more <br /> CHAPTER 5 <br /> 5-2 <br />
