<br />3. All the work such as site lighting, trash enclosures, site drainage, drive aisles, curb ramps and accessible parking will be

<br />OPERATING & MAINTENANCE INFO & ENERGY NOTES:
<br />a. The builder shall provide to the building owner at occupancy maintenance information for all features, materials.
<br />Components and manufactured devices that required routine maintenance for efficient operation. This information shall
<br />also be provided to the person (s) responsible for maintaining the feature, material component or mechanical device
<br />installed in the building.(2016 CAC (California Administrative Code (Title 24, part 11)) section 10-103(b)2). Refer to 21A100
<br />for additional information.
<br />A. The builder shall provide to the building owner at occupancy maintenance information for all features, materials,
<br />components and manufactured device that required routine maintenance for efficient operation. Required routine
<br />maintenance actions shall be clearly stated and incorporated on a readily accessible label. The label may be limited to
<br />identifying, by Title and/orpublication number, the operation and maintenance manual for that particular model and type of
<br />feature, material, component or manufactured device. 2016 CAC, 10-103(b)3, Refer to note 2 on a100 for additional info.
<br />B. All systems, equipment and/or building components shall comply with applicable manufacturer provisions and
<br />installation provision of 2016 California Energy Code (Title 24, part6) subchapter 2, sections 110.0 through 110.9.
<br />C. Manufactured fenestration products and exterior doors shall have air infiltration rates not exceeding 0.3 cfm/ft2 of
<br />window area and door area (2016 California Energy Code, section 110.6)
<br />b. Joints and other openings in the building envelope that are potential sources of air leakage shall be caulked, gasketed,
<br />weatherstripped, or otherwise sealed to limit infiltration and exfiltration. (2016 California Energy Code section 110.6)
<br />c. The heat loss of the water heater storage tank surface, based on an 80 deg, F. Water-air temperature difference shall be
<br />less than 6.5 btu/hr per square foot, (2016 California Energy Code section 110.3)
<br />d. Insulation shall be certified by the manufacturer as compliant with the California quality standards for insulating material,

<br />D. Area formaldehyde foam insulation may only be used in exterior side walls, and requires a four-mil-thick plastic
<br />polyethylene vapor barrier between the urea formaldehyde foam insulation and the interior space. (2016 California Energy

<br />E All insulating material shall be installed in compliance with the flame spread rating and smoke density requirements of
<br />the California Energy Code. (2016 California Energy Code section 110.8). N/a, not part of TI scope.
<br />F. All heating and/or cooling systems shall have an automatic thermostat with clock mechanism or other setback
<br />mechanism approved by the executive chrectorofthe California Energy commission that shuts the system off during peak
<br />periods of non-use and that allows the building occupant to automatically set back the thermostat set points for at least
<br />two periods within 24 hours. (2016 California Energy Code, chapter 7, section 150.0(i) & chapter 2, section 110.2(c)).

<br />1. It is the responsibility of the contractor to field verify existing site conditions and dimensions prior to
<br />starting construction. The conditions shown on these documents are based on information supplied
<br />from existing blue prints, alta surveys, and/or landlord information.
<br />2 If any errors, discrepancies or omissions appear on these drawing, specifications or other contract
<br />documents, the contractor shall notify project architect immediately.
<br />3. The drawings are not to be scaled.
<br />4. These drawing are not to be altered in any way without written authorization from the architect.
<br />5. Coordinate construction time and noise requirements with the construction project manager prior to
<br />commencement.
<br />6. Shop drawings are to be submitted to architect as required by owner.
<br />7. Construction pm is responsible to acquire as-built drawings from all subcontractors upon completion
<br />of the project and to submit to project architect.
<br />8. All coordination between subcontractors shall be based on entire set of documents. No extra
<br />compensation will be given to a bidder or supplier who has bid from an incomplete set of
<br />construction documents. In case of inconsistencies or discrepancies between drawing the most
<br />stringent note or condition shall apply and the contractor shall notify owner/architect immediately of
<br />such discrepancies.
<br />9. It is the responsibility of the sub-contractor to field verify existing site conditions and dimensions
<br />prior to starting construction.
<br />10. Interruption of services to the building shall be held to a minimum. Coordinate such interruptions
<br />with the owner. Existing services which are in any way affected by the performance of this work
<br />shall be protected and maintained, including utility services for the building that originate in or
<br />through the space or located within the site premises.
<br />11, Drawings and specifications, and all copies thereof are legal instruments of service for the use of
<br />the owner and authorized representatives on the designated property only. Other use without the
<br />expressed written permission of the architect and/or owner is prohibited.
<br />12. Specifications, details and schedules which may be bound separately, are part of these contract
<br />documents. Drawings by consulting professionals, such as structural, landscape, etc. Are
<br />supplemental to the architectural drawings and are a part of these contract documents U.N.O..
<br />13. Refer to general notes on drawings of other disciplines for additional requirements.
<br />14. The term "typical" or 'typ" as used in these documents shall mean that the condition is the same
<br />from similar conditions, throughout unless otherwise noted.
