Item No. 7 <br />D/C 1-14-81 <br />5-81-3 <br />Page 2 <br />REFERRALS AND REPLIES <br />Building Department <br />Public Works <br />Flood Control <br />-- Approved plans, permits and inspections required. <br />OTHER CONSIDERATIONS <br />- The lowland area to the north is in a FP -1 (Floodway) Zone. No construction <br />in nor obstruction of this floodway should be permitted. <br />- Because of frequent overflows, the lowland area is not utilized. It should <br />be included in the Subdivision Map with a condition protecting its channel <br />capacity. <br />- It would be desirable to provide for future park land or open space usage <br />of the floodplain area. This would protect environmental values until the <br />area can be utilized in a way compatible with periodic inundation. <br />- The Tentative Map does not show the correct alignment of the future Benedict <br />Road. The actual alignment is along the west line of this property. <br />Consideration should be given to the extension of Benedict across Woodbridge <br />Road. This would facilitate future development of the land to the west. <br />- The large number of streets named some variation of "Meadow" could cause <br />confusion. It would be desirable to change these names to make them more <br />distinct. <br />- It appears that the cul-de-sac at the end of "Riverview Court" could be <br />shortened. <br />- The Environmental Review Officer has prepared a Negative Declaration based <br />on an Initial Study of this project. <br />RECOMMENDATION <br />- Forward the project to the Planning Commission with a recommendation of <br />approval subject to: <br />1) All improvements shall be in conformance with the improvement Standards <br />and Specifications of the County of San Joaquin. All improvement plans <br />and specifications must be approved by the County of San Joaquin Depart- <br />ment of Public Works prior to approval of the Final Map. <br />
