Item No. 7 <br />D/C 1-14-81 <br />S-81-3 <br />Page 3 <br />If improvements referred to herein are not completed prior to the <br />approval of the Final Map, the subdivider shall execute an agreement <br />with the County of San Joaquin insuring the completion of improvements <br />within one (1) year after filing the Final Map. <br />2) Full street improvements in compliance with Section 9-1612 of Ordinance <br />2634 and with Ordinance 672 shall be provided within the subdivision. <br />Woodbridge Road shall be fully improved on the subdivided side in <br />compliance with County standards. Curbs, gutters and sidewalks shall <br />be provided throughout the subdivision. <br />3) Access to Woodbridge Road shall be restricted as described in Section <br />9-1800 of Ordinance 2634. A fence shall be constructed along said <br />right-of-way. <br />4) Public sewer, water supply, and storm water drainage systems shall be <br />provided throughout the subdivision. The Woodbridge Sanitary District <br />shall provide sewer services. <br />5) A terminal drainage system shall be provided to meet the requirements of <br />the County and to provide adequate drainage for the improvements <br />(development). <br />6) A public water system shall be provided conforming to the requirements <br />of the Local Health District and the Department of Public Works. The <br />system shall provide adequate water supply and fire hydrants for fire <br />protection in conformance with Section 9-1831 of Ordinance 2634 and the <br />I requirements of the County Fire Warden and the Woodbridge Rural Fire <br />District. <br />7) The public sewer system shall be constructed in conformance with the <br />requirements of the Local Health District, the Department of Public <br />Works and Woodbridge Sanitary District. <br />Easements for utilities shall be as required by Pacific Gas & Electric <br />Company, Pacific Telephone & Telegraph Company, and all other public <br />utilities. The provisions of Section 9-1730 of Ordinance 2634, as <br />amended, requiring undergrounding of utilities shall apply. <br />8) The minimum net lot area shall be 6,000 square feet. <br />9) A Preliminary Soil Report as prescribed in Section 9-1507 of Ordinance <br />2634, as amended, shall be required. <br />10) This map is approved for one �yBat. <br />11) The subdivider should agree to and shall pay users fees for the utility <br />services from the time the improvements are accepted by the County to the <br />end of the Fiscal year, or up to a one (1) year period, as the case may be. <br />
