We <br />have no objections to this proposal provided that the Lot A, Common <br />Area and all street areas on the final map are designated as public <br />utility easements. <br />- Tracy School District <br />- Tracy Fire District <br />- West Side Irrigation District <br />- City of Tracy - City Council "strongly opposes the County's approval <br />of this development" proposal on the basis it is inconsistent with the <br />adopted policies of the County and of the City of Tracy. <br />- County Fire Warden - Conditions of approval: 1) Connect to City water. <br />2) Provide on-site fire hydrants, 350' spacing between hydrants. <br />3) Hydrant type --wet barrel with 2-2'h" and one 4h" connection, i.e., <br />Rich Ranger or Jone. 4) Provide 40' street width at dead end for turn <br />arounds. 5) Suggest installation of draft pipes on bridge for addi- <br />tional protection. <br />OTHER CONSIDERATIONS <br />- The proposed density and type of development conforms with the General <br />Plan. <br />e pp scant proposes to use a package treatment plant for interim <br />7available. <br />wage disposal. This would be abandoned when City sewer service becomes <br />General Plan Principles require that "in urban centers <br />with municipal sewer and water, residential expansion within growth <br />areas shown on the General Plan will require the extension of municipal <br />facilities;" since this project is in the Tracy urban growth area, <br />municipal services are required. <br />- Previously, approved package plants have sometimes failed or caused <br />problems. Due to their small size, they cannot be maintained effi- <br />ciently, nor supervised continuously. When a problem occurs, it can <br />go unnoticed until serious consequences have resulted. In any case, <br />the City of Tracy will ultimately have to provide sewer service. <br />There is no emergency justifying the proposed interim methods. <br />- Board of Supervisors' Resolution R-70-1998 will permit only 42 units. <br />The map must be revised to reflect this. <br />- The proposal shows only one access. The project should be revised to <br />show a second access for emergency vehicles. <br />- There is strong possibility that this property may be annexed to the <br />City of Tracy in the near future. <br />DEVELOPMENT COMMITTEE ACTION <br />- On December 19, 1979, the Development Committee met and action was to <br />forward the project to the Planning Commission with a recommendation <br />
