The provisions of Section <br />9-1730 of Ordinance 2634, as amended, requiring under - <br />grounding of utilities shall apply. <br />Plans for all improvements to be approved by San Joaquin <br />County Department of Public Works prior to consideration <br />of the Final Map. <br />Provision for storm water drainage shall comply with standards <br />and requirements of the Department of Public Works prior to <br />consideration of the Final Map. <br />Water system or methods shall conform to the requirements of <br />the Local Health District and the Department of Public Works. <br />An adequate water supply for fire protection with fire <br />hydrants and connections shall be installed in conformance <br />with the requirements of the County Fire Warden and Tracy <br />Fire District. <br />Mandatory homeowners' association shall be formed prior to <br />the acceptance of the Final Map to provide for the operation, <br />maintenance, and improvement of storm drainage systems, <br />water systems, road systems, street lighting systems, sewer <br />systems, and solid waste disposal. <br />The subdivision shall contain 42 units maximum. <br />In lieu of conveyance of park land to the County, as pre- <br />scribed in Section 9-1450 of Ordinance 2634, as amended, the <br />developer shall contribute fees of equivalent value as defined <br />in said section. <br />A Preliminary Soil Report as prescribed in Section 9-1507 of <br />Ordinance 2634, as amended, shall be required. <br />Access to Mount Oso Avenue and Schulte Road shall be restricted. <br />A fence shall be constructed along said right-of-way, as <br />described in Section 9-1800 of Ordinance 2634. <br />Emergency access to the development from both Schulte Road <br />and Mount Oso Avenue shall be provided. <br />Municipal water and sewer service shall be provided. <br />S J C� OJ S� I <br />
