CONDITIONS OF APPROVAL <br />SU -87-2 <br />JOHN T. VERNER, ET AL <br />All of the following conditions shall be met prior to Final Map <br />recordation unless otherwise specified: <br />1. Planning Division: <br />a. A park and recreation in -lieu fee shall be paid pursuant <br />to Section 9-9261 of the Planning Title. <br />b. The floor level of all residential structures shall be <br />raised to one foot above the 100 -year flood elevation. <br />c. A noise reduction barrier shall be constructed along the <br />north property line of the subdivision fronting on Lathrop <br />Road. The noise barrier shall reduce the noise level at <br />the property line to 65 db, Ldn (decibels, day -night <br />average level). <br />2. Department of Public Works: <br />a. All improvements shall be in conformance with the <br />Improvement Standards and Specifications of the County of <br />San Joaquin. All improvement plans and specifications <br />must be approved by the County of San Joaquin Department <br />of Public Works prior to approval of the Final Map. <br />b. If improvements referred to herein are not completed prior <br />to the approval of the Final Map, the subdivider shall <br />execute an agreement with the County of San Joaquin which <br />will insure the completion of improvements within one (1) <br />year after filing the Final Map. <br />c. Roadway dedication and full street improvements shall be <br />provided for all interior streets in conformance with the <br />50 -foot right-of-way Urban Street Standards. <br />d. Lathrop Road shall be dedicated and fully improved on the <br />subdivided side to half of an 84 -foot right-of-way in <br />accordance with the adopted Lathrop Specific Road Plan. <br />e. Access from Lathrop Road shall be restricted for Lots 1, <br />15, 16, 29, and 30. <br />f. Fifth Street shall be dedicated and fully improved on the <br />subdivided side in compliance with 60 -foot right-of-way <br />urban street standards. <br />Conditions of Approval - 1 - SU -87-2 <br />
