F <br />3 <br />4 <br />N7 <br />g. The public sanitary sewer and water systems shall be pro- <br />vided by the developer and served by the Lathrop County <br />Water District. All required sanitary sewer and water <br />system improvements shall be conveyed to the District upon <br />completion and acceptance by the County. <br />h. A terminal drainage system shall be provided to meet the <br />requirements of the County and to provide adequate <br />drainage for the development. The use of the Louise <br />Avenue terminal line shall be supplemented with detention <br />ponds. A master storm drainage plan with detention ponds <br />shall be prepared by the developer for the Lathrop area to <br />serve the undeveloped parcels. Said master plan shall be <br />approved by the County and incorporated into the improve- <br />ment plans prior to the approval of the improvement plans <br />and the Final Map. The developer shall agree to pay his <br />proportionate share of the Lathrop Area of Benefit No. 6 <br />drainage fees. <br />i. Street lighting shall be provided for the interior streets <br />within the development and along the frontages of Lathrop <br />Road and Fifth Street development. <br />j. The property shall annex to County Service Area No. 4 <br />(Zone A) and the Lathrop Lighting District prior to accep- <br />tance of the Final Map to provide for the operation and <br />maintenance of storm drainage and street lighting facili- <br />ties, respectively. <br />k. The developer shall agree to and shall pay service fees <br />for the street lighting and storm drainage services from <br />the time the improvements are accepted by the County to <br />the end of the Fiscal Year, or up to a one (1) year <br />period, as the case may be. <br />1. All utilities shall be underground. <br />m. A grading plan shall be prepared as part of the improve- <br />ment plans. <br />Local Health District: <br />Connection to an approved public water supply and public <br />water system is required. <br />Lathrop County Water District: <br />If the lot yield exceeds the sewer allocation as determined <br />by the assessment proceedings, the subdivider must pay the <br />excess charges as stated in the District's sewer connection <br />fee schedule. <br />Pacific Gas & Electric Company: <br />Ten -foot -wide public utility easements shall be provided on <br />all street frontages within the subdivision and shall be <br />dedicated when the final map is filed. <br />Conditions of Approval - 2 - <br />SU -87-2 <br />
