Item No. 3
PC: 1-8-87
SU -87-2
Page 1
RECOMMENDATION
It is recommended that the Planning Commission:
1. Approve the Negative Declaration and direct the Clerk to file
a Notice of Determination; and
2. Approve Major Subdivision Application No. SU -87-2 for the
Wildflower Estates subdivision, based on the findings in the
staff report and subject to the Conditions of Approval in the
staff report.
FINDINGS FOR MAJOR SUBDIVISION
1. The proposed map is consistent with applicable General and
Specific Plans because it meets the residential policies of
the General Plan and is compatible with the Low Density
Residential land use designation. No Specific Plan is
involved.
2. The design or improvement of the proposed division is con-
sistent with applicable General and Specific Plans because the
subdivision is within the density range allowed for the Low
Density Residential land use designation, and area cir-
culation has been addressed in the design. No Specific Plan
is involved.
3. The site is physically suitable for the type of development
because the project site is relatively flat and can accom-
modate the development as proposed.
4. The site is physically suitable for the proposed density of
development because each proposed lot will be able to meet
the minimum lot size, lot width, and setback requirements for.
the R1 -U zone.
5. The design of the subdivision or the proposed improvements
are not likely to cause substantial environmental damage or
substantially and avoidably injure fish or wildlife or their
habitat because no wildlife habitat or critical nesting or
foraging areas have been identified on the project site.
6. The design of the subdivision or the type of improvements is
not likely to cause serious public health problems because
the subdivision will be served with public water, sewer, and
storm drainage services; and no hazardous on-site conditions
have been identified.
