Sanguinetti and Associates) <br /> ------------------------------------------------------------------ <br /> The Planning Division has reviewed this application and offers <br /> the following comments: <br /> NOISE: <br /> Because of the project' s location adjacent to State Route 99 , <br /> the site is subject to high levels of noise. A solid masonary <br /> wall exists along this portion of the site that will provide some <br /> noise attenuations, however additional information is needed prior <br /> to the public hearing to insure that the project can comply with <br /> the Planning Title requirement that no sound level shall exceed <br /> sixty-five (65) db Ldn at the property line of residential proper- <br /> ties (per Section 9-3800b) . Before the subdivision can be approved <br /> as currently proposed, on-site noise readings are necessary to <br /> confirm that the existing wall will provide sufficient noise attenua- <br /> tion, and to establish the current location of the 65 db noise <br /> contour. These noise readings shall be submitted prior to May 13 , <br /> 1988. If they are not submitted by this date, this application <br /> will be continued to the June 2, 1988 Planning Commission meeting. <br /> BRICK WALL: <br /> To insure a clear view of intersecting streets, the Planning Title <br /> requires that there be no obstruction of view in excess of three <br /> (3) feet in height on any corner lot within a triangular area <br /> formed by the street property lines and a line connecting them <br /> at points thirty (30) feet from the intersection of the street <br /> lines (per Section 9-3233h) . To comply with this ordinance re- <br /> quirement, the existing brick wall will have to be cut down to <br /> 3 feet in height or reoriented (to stay out of this triangular <br /> area) a minimum of 30 feet back from the intersection of the lines <br /> indicating the ultimate right of way of Tuder Rose Glen and the <br /> ultimate right of way of State Route 99 Frontage Road. <br />
