SU-87-19 page 2 <br /> GATE: <br /> The proposed subdivision street will be a publicly used and maintained <br /> roadway, therefore an entrance gate on the State Route 99 Frontage <br /> Road will not be permitted. <br /> REVISED TENTATIVE MAP: <br /> A revised tentative map shall be submitted by May 6 , 1988 , with <br /> the following modifications: <br /> 1 . Note #7 addresses proposed phasing. It appears that this <br /> phasing reflects proposed construction rather than the phasing <br /> of recording separate final maps. This note shall be revised <br /> accordingly. <br /> 2. The houses and driveways shown on lots 1 and 16 shall be elimin- <br /> ated from the tentative map. <br /> 3. The existing barn on-site shall be shown on the tentative <br /> map. Also indicate the setback distances and whether the <br /> barn will remain on-site or be removed. <br /> The Planning Division has reviewed this application and will be <br /> recommending that it be approved subject to the following recom- <br /> mended conditions of approval: <br /> 1. Tudor Rose Glen or La Loma Way shall be renamed so that the <br /> street name is consistent. This shall be shown on the final <br /> map. <br /> 2. In lieu of conveyance of park land to the County as prescribed <br /> in Section 9-9261 of the Planning Title, the developer shall <br /> contribute fees of equivalent value as defined in Section <br /> 9-9264 . Arrangements for the payment of said fees shall be <br /> approved by County Counsel prior to final map recordation. <br /> 3 . The Public Report filed with the State Department of Real <br /> Estate shall list any development fees or school fees that <br /> will be passed on to first-time purchasers. <br /> 4 . Pursuant to Section 66474 . 9 of the Subdivision Map Act, the <br /> subdivider shall defend, indemnify, and hold harmless the <br /> local agency or its agents, officers, and employees from any <br /> claim, action, or proceeding against the local agency or its <br /> agents, officers, or employees to attack, set aside, void, <br /> or annul an approval of the local agency, advisory agency, <br /> appeal board, or legislative body concerning a subdivision, <br /> which action is brought within the time provided for in <br /> Section 66499 .37 of the Subdivision Map Act. <br /> 5 . Exterior noise levels shall not exceed 65 decibels Ldn. <br />
