CONDITIONS OF APPROVAL <br /> MS-00-1 <br /> Jaurequito <br /> Minor Subdivision Application No. MS-00-1 was approved by the San Joaquin County Community <br /> Development Department on February 23, 2000. The effective date of approval is March 4, 2000. <br /> This tentative map approval will expire on March 4, 2003,which is three years from the effective date <br /> of approval,unless(1) all Conditions of Approval have been complied with and (2)a Parcel Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified,and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact:Tina Wehrmeister) <br /> a. TENTATIVE MAP: The Parcel Map shall substantially conform with the approved Tentative Map <br /> dated January 10, 2000. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) Parcel 1 shall have a minimum lot width of 200 feet and a minimum lot area of 5 acres. <br /> (Development Title Section 9-610.4;9-610.2) <br /> (2) Parcel 2 shall have a minimum lot area of 10 acres. (Subdivision Map Act, Section 66474.4[b]) <br /> c. NOTICE OF NON-RENEWAL: A Notice of Non-renewal for all parcels below the ten (10) acre <br /> minimum parcel size will also be initiated by San Joaquin County in conjunction with the contract. A <br /> fee for the recording of the Notice of Non-renewal is required. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Seethe attached memo dated February 17, 2000.) <br /> 3. PUBLIC HEALTH SERVICES (Seethe attached memo dated January 25,2000.) <br /> 4. DEPARTMENT OF PARKS AND RECREATION (Staff Contact:Jeff Smith,953-8800) <br /> a. PARK FEES: Due to the relatively small size of the subdivision,less than fifty (50) parcels,the San <br /> Joaquin County Department of Parks and Recreation will require the collection of in-lieu fees for park <br /> developmentas a requirementfor approval of the Map. (DevelopmentTitle Section 9-1230.8) <br /> 5. COUNTY COUNSEL (Staff Contact: Dee Anne Watkins,468-2980) <br /> a. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code, the <br /> subdivider shall defend, indemnify, and hold harmless the local agency or its agents, officers, and <br /> employees from any claim, action, or proceeding against the local agency or its agents, officers, or <br /> employees to attack, set aside, void, or annul an approval of the local agency, advisory agency, <br /> appeal board, or legislative body concerning a subdivision,which action is brought within the time <br /> provided for in Section 66499.37 of the Government Code. <br />
